AlphaX RE Capital is a real estate fund company centrally located in the Bay Area. Established in 2019, AlphaX has quickly grown to manage approximately $300 million in assets. We manage investments specializing in the single-family residential field, including long-term rentals, Airbnb rentals, build-to-rent, and build-to-sell, among others.

By working closely with local planners and stakeholders, we ensure each project is well thought out and beneficial to the communities we serve.

 

Job Summary:

We are hiring a Real Estate Development Manager who can lead and manage our development projects from conception to completion.

 

Role Expectations:

  • Lead contract negotiations for real estate development projects
  • Conduct comprehensive analyses of capital projects and investment opportunities, encompassing financial feasibility, market trends, and regulatory compliance.
  • Collaborate with development and service consultants to ensure project alignment with industry best practices and stakeholder needs.
  • Proactively identify and assess potential sites for affordable housing developments, including land acquisition, site selection, and feasibility analysis.
  • Analyze a diverse range of technical documents, including feasibility studies, cash flows, construction budgets, funding applications, and grant proposals, extracting key insights to inform strategic decision-making.
  • Develop and implement innovative strategies to promote sustainability, rehabilitation, and new construction projects.

 

Key Responsibilities:


Project Planning and Coordination

  • Develop detailed project plans, including timelines, budgets, and resource allocation.
  • Coordinate with architects, contractors, engineers, and other stakeholders to ensure project objectives are met.
  • Obtain necessary permits, approvals, and regulatory compliance for projects.


Budget Management

  • Create and manage project budgets, ensuring that expenditures are kept within agreed limits.
  • Identify cost-saving opportunities without compromising project quality.
  • Report on financial performance and forecast future expenditures.


Schedule Management

  • Monitor project timelines and milestones, ensuring that deadlines are met.
  • Implement corrective actions when projects fall behind schedule.
  • Coordinate with all relevant parties to ensure smooth progress and timely completion of projects.


Risk Management

  • Identify potential risks and develop mitigation strategies.
  • Monitor and manage project risks, addressing issues as they arise.
  • Ensure compliance with safety standards and regulations.


Quality Control

  • Oversee construction quality, ensuring that projects meet design specifications and quality standards.
  • Conduct regular site inspections to monitor progress and address any issues.
  • Coordinate the handover of completed projects, ensuring all work is completed to satisfaction.


Stakeholder Communication

  • Serve as the primary point of contact for all project-related matters.
  • Provide regular updates to stakeholders, including investors, clients, and senior management.
  • Address any concerns or issues raised by stakeholders promptly and effectively.

 

Qualifications:

  • Bachelor’s degree in real estate, Construction Management, Engineering, urban planning or a related field.
  • Proven expertise in general administration, ensuring efficient workflow, budget adherence, and compliance with regulations.
  • Demonstrated experience in supervisory roles, managing teams and projects
  • Understanding of real estate finance principles, with experience in structuring and negotiating complex transactions.
  • Proficiency in project management software
  • Commitment to accuracy, precision, and meticulous organization
  • Proven experience in real estate project management, with a track record of successful project delivery.
  • Strong knowledge of construction processes, building codes, and regulations.
  • Excellent leadership, communication, and negotiation skills.
  • Proficiency in project management software and tools.
  • Ability to manage multiple projects simultaneously.
