Estimator - High-End Residential Interior Renovation
Location: New York City, NY
An established general contractor specializing in high-end and luxury interior renovations for residential properties, including apartments, brownstones, condos, and townhomes, is seeking a skilled Estimator to join the team. The ideal candidate will have significant experience in estimating for luxury interior renovation projects and a deep understanding of the New York City residential construction market.
Key Responsibilities:
- Prepare detailed cost estimates for luxury residential interior renovation projects, including materials, labor, and timelines.
- Analyze project plans, specifications, and requirements to identify potential risks, challenges, and opportunities.
- Collaborate with architects, designers, subcontractors, and suppliers to ensure accurate and comprehensive pricing.
- Provide value engineering suggestions where applicable to optimize project costs without compromising quality.
- Maintain an up-to-date knowledge of market prices, industry trends, and local construction regulations.
- Assist in project bidding, tender submissions, and negotiations with clients, ensuring competitive and profitable pricing strategies.
- Review project budgets and schedules to ensure alignment with client expectations and contract terms.
- Support project managers and clients by providing accurate and timely cost updates throughout the project lifecycle.
Qualifications:
- Proven experience in estimating for high-end residential renovation projects, particularly in New York City.
- Strong understanding of the luxury construction market, materials, and finishes.
- Proficient in using construction estimating software and Microsoft Office Suite.
- Excellent attention to detail, with the ability to produce accurate and comprehensive estimates.
- Strong communication and negotiation skills, with the ability to work closely with project teams, subcontractors, and suppliers.
- Knowledge of local building codes, zoning laws, and construction standards.
- Ability to work in a fast-paced environment and manage multiple projects simultaneously.
Preferred:
- Experience with renovations in historic properties or luxury properties.
- Familiarity with NYC Department of Buildings (DOB) regulations and requirements.
