BACKGROUND

Our client is an award-winning national homebuilder and real estate development firm. They are most well known for their subdivisions and master planned communities, but with a recent acquisition, they are expanding their footprint now as a multi-family and commercial site developer as well.

Four years ago, they piloted a program in one of their regions where they developed their own in-house civil engineering team to serve their parent company and internal client. This program has garnered tremendous success, and as a result, they are rolling out this model on a national basis. Their initial target markets will be San Antonio, Austin, Phoenix, Tampa, and Orlando, with more to come down the road.

Outside engineering consultants will still be utilized due to the large volume of development projects, allowing an ability to hire support staff without being overloaded during the initial growth of this newly created engineering arm of the company. It also creates a more sustainable practice and stable job security in a cyclical market.

Expansive growth and range of services will provide opportunities for individual and team growth within the entire organization. Close working relationships with operations and land development teams provide young and experienced professionals great learning opportunities to experience the full cycle development process, from land acquisition and feasibility engineering through completion of site and home sales and sites to end-users.

This newly created Engineering Division supports the Land Development Division by providing feasibility on potential acquisition tracts including key feasibility coordination for drainage studies, TIAs and environmental studies, engineering cost estimates for development, design and construction schedules, development proformas, preliminary agency coordination for permitting and development timelines (MUD/City annexations, etc.) as well as:

  1. Design and permitting of development infrastructure
  2. Platting and planning coordination
  3. Construction Phase Services Support

In the future, our client plans to offer H&H services by hiring key personnel:

In-house drainage analyses for drainage outfall planning and detention systems related to small and large phase developments, floodplain assessments & mitigation, drainage studies for agency review & approvals, LOMR/CLOMR reports, etc.

Job Title: Civil Engineer - EIT - Land Development Engineering

Our client is currently looking for a Civil Engineering E.I.T. (6 months - 4 yrs of experience) with experience related to land development for the Engineering Division in the Houston area office that supports their parent company, a national homebuilder / real estate development company. The qualified candidate will function as an E.I.T. on a variety of engineering projects related to residential and site development projects. They will have a thorough understanding of the latest regulatory design criteria to provide solid decision-making and assist in professional recommendations regarding infrastructure planning and design. The position also requires the candidate to have excellent interpersonal skills, apply effective time management, have strong written and verbal communication skills, provide analytical thinking, and be highly organized. Engineering and management decisions will be made by the qualified candidate with an understanding of procedures, company policies, and business practices to achieve successful results and deadlines.

Essential duties and responsibilities include the following, and other duties may be assigned:

  1. Assist in feasibility investigations for new project acquisitions including identifying project constraints, preparing cost estimates, and developing complete project schedules
  2. Facilitate comprehensive design plan production for regulatory agency and Client submittals and approvals
  3. Assist the Project Manager with engineering design tasks, technical reports, and construction administration and management including site visits, bid documents, submittal reviews, and pay applications
  4. Coordinate and execute engineering services for assigned projects to include engineering reports, design calculations for infrastructure and drainage systems, overall grading, and pavement design
  5. Attend and contribute to project progress meetings and agency review meetings
  6. Ability to analyze, interpret, and stay abreast of the latest regulations and criteria for local, state, and federal regulatory agencies
  7. Ability to implement innovative design concepts for efficiency and cost-saving measures

Education and/or Experience:

  1. Bachelor of Science degree in civil engineering from an ABET accredited college or university; must be a registered and active E.I.T. in the state of Texas with the ability to obtain P.E. License
  2. Minimum 1+ years of engineering experience related to Land Development Projects (Residential experience preferred)
  3. Experience with AutoCAD Civil 3D and Microsoft Office platforms; experience with Arc GIS preferred
  4. Willingness to learn and expand responsibilities

Generally, has 1+ years of experience.
