SUMMARY
The Senior Property Accountant performs responsibilities that include preparing journal entries, account research, and reconciliation, as well as documenting and evaluating current procedures. Primary responsibilities include general accounting duties, review and reconciliation of balance sheets, and financial statements. The employee is expected to understand the process of accounting flows and controls. Work is performed according to established policies, procedures, and deadlines. The employee is expected to exercise discretion and judgment, develop work routines, and complete assignments with minimal supervision.
The Senior Property Accountant will work with all levels of company employees and report directly to the Corporate Assistant Controller.
ESSENTIAL DUTIES AND RESPONSIBILITIES
The following duties and responsibilities are given as examples of the various types of work performed in this position. Other duties and responsibilities may be assigned.
  1. Compiles and analyzes property financial information to prepare entries to accounts, such as general ledger accounts, documenting business transactions, and completing corresponding reconciliations.
  2. Performs Balance Sheet and bank reconciliations.
  3. Manage Cash Requirements and work with Accounts Payable and the Property team on weekly payment needs.
  4. Prepare a quarterly guarantor compliance reporting package for the company's loans based on the lender's requirements.
  5. Ensure compliance with loan covenants and serve as the point of contact on financial questions from lenders.
  6. Prepare Distribution calculations.
  7. Work with other departments (legal, accounting, asset management) on obtaining information for compiling the reporting package.
  8. Prepare CAM Reconciliations and calculations.
  9. Liaise with 3rd party groups such as Auditors and Banks.
  10. Prepare renovation draws and track contracted spending in Job Cost.
  11. Work with the Finance Manager on process improvements and special analysis projects as needed.

EDUCATION AND EXPERIENCE REQUIREMENTS
Bachelor's degree in accounting with three or four years of related experience in Accounting required or any equivalent combination of education, experience, and training that provides required knowledge, skills, and abilities. Experience with personal computers and Microsoft software products is essential and strong Excel skills is a must. Knowledge of Property Management Real Estate is required.

  3. Knowledge of modern accounting and office procedures and equipment, including the application of software tools to the analysis of financial data.
  4. Knowledge of the principles of, organization and administration and internal control systems.
  5. Ability to carry out assigned tasks and projects to their completion, maintain confidential and sensitive information, and understand and follow instructions.
  6. Ability to plan, direct, and coordinate the work of subordinates.
  7. Ability to communicate and work with other departments.
  8. Ability to express ideas effectively, orally and in writing.
  9. Ability to formulate and use standard accounting methods, procedures, forms and records.
  10. Ability to maintain complex records in an orderly and accurate format consistent with departmental procedures, prepare accurate reports, work with minimal supervision, plan work schedules, and meet deadlines.
  11. Knowledge and skilled at using spreadsheet applications at an intermediate to advanced level.

Accuracy reading and entering numbers is critical.
WORKING CONDITIONS
Work is normally performed in an office work environment, which does not subject the employee to any unpleasant elements. The noise level in the work environment is usually moderately quiet. The employee may be required to work a flexible schedule, work overtime and/or travel overnight as needed.
