A Day in the Elmington Life: A Community Director is essential to the property's overall operations, success, and tenant satisfaction. You will ensure efficient operations by overseeing vendor relations, property maintenance, financial, and leasing performance of your community.

Co-Director Position 1: This position primarily revolves around the physical performance of the site as well as the overall financial performance of the property.
- Ensure Happy Co make ready board is accurate with daily notes on progress of turns.
- Ensure Happy Co task board is accurate and updated.
- Walk all make ready units and sign off in Happy Co and Fortress.
- Monitor make ready dates in Fortress along with CMP.
- Attend weekly CMP meetings and be prepared to discuss progress and challenges.
- Oversee maintenance team with the assistance of CMP to ensure preventative maintenance tasks are meeting the daily quota per CMP policy.
- Audit work orders daily with the maintenance supervisor to ensure we are on track, work orders are being closed out timely, parts are being ordered, and any issues requiring pictures have been sent to CMP to schedule vendors.
- Walk site at minimum weekly to check curb appeal, signage, and any repairs needed.
- Oversee any Code Enforcement violations received, creating incident reports and ensuring repairs are done timely.
- Communicate with residents on any maintenance related issues including scheduled repairs.
- Review weekly water signal reports and determine any leaks if we are over on water usage.
- Report on monthly variance reports including all reclasses and accruals.
- Responsible for petty cash, tracking receipts, and processing monthly.
- Process all invoices daily in Nexus and create PO's as needed.
- Assist with leasing including attending to walk in traffic, prospect follow up, application processing as needed. Leasing is a team effort.
Co-Director Position 2: This position primarily revolves around the leasing, renewals, and rent collection of the site as well as the overall financial performance of the property.
- Posting rent daily, ensuring all rent is posted and memos are updated timely and accurately.
- Ensuring all HAP ledgers are accurate and in compliance - no abatements.
- Submitting AR reports to the RM weekly and renewal workbooks monthly.
- Filing evictions per policy and updating memos accordingly and enforcing the 3 strikes rule - no pay and stay for the third eviction filing.
- Processing all move out paperwork within 3 days of MO including processing Jetty claims and/or sending residents to collections plus completing the Happy Co MO inspection at the time of MO for CMP.
- Overseeing all renewals and processing renewals timely per policy following the renewal checklist.
- Overseeing new MI applications and approving them to verify all criteria is being met including rental verifications, credit reports, income verification and utilizing the move in check sheet per policy.
- Providing the Leasing Consultant with support, training, and guidance and assisting with any leasing duties as necessary.
- Auditing all MI, MO, and Renewal files to ensure file is set up correctly per policy and following the checklists.
- Performing all month end close out duties in Fortress in accordance with EPM directions.
- Holding monthly resident events and taking pictures for social media.
- Process payroll biweekly and ensure OT is pre-approved and minimal.
- Oversee APO position and coordinate with Puritan Place, Sand Lake as needed.
- Submitting biweekly market surveys to the RM.
- Submitting monthly commission reports to the RM.
- Assist with leasing including attending to walk in traffic, prospect follow up, application processing as needed. Leasing is a team effort.
The Essentials:
- Minimum 2 years of multi-family property management experience required.
- Professional verbal and written communication.
- Customer service focused.
- Financial management, review, and reporting.
- Ensuring all team members abide by federal fair housing standards and all other laws.
- Presenting a professional image and effectively representing the company to residents, vendors, and owners.
- Operating computers and other technological devices.
- Maintaining neat and consistent resident files onsite in either electronic and/or hardcopy format.
- Responding to issues outside of normal work schedule when required.
- Following all company policies and procedures.
- Proven leader, forward thinker, innovative, and driven.
