Volunteers of America-Greater New York (VOA-Greater New York) is an anti-poverty organization working to end homelessness in the New York area by 2050. We operate over 60 programs across New York City, Northern New Jersey, and Westchester County, including emergency, transitional, and permanent housing. Our services extend to families experiencing homelessness, survivors of domestic violence, people living with HIV/AIDS, veterans, youth aging out of foster care, adults with behavioral health or substance use needs, and others in need, including a special education preschool program.
Position: Associate Director of Real Estate Strategy (Hybrid Remote)
The Associate Director of Real Estate Strategy (ADRES) will support the development of strategic initiatives across the real estate portfolio and operations of the Agency. Through research, analysis, and, where required, financial modeling, ADRES will collaborate with Finance, Real Estate, and Program specific teams to report on and action new and existing business strategies. Working closely with the COO, CFO, and AVPs of Real Estate, the ADRES will be an integral part of assessing and improving the real estate and operations of the agency. The ADRES will be involved in real estate transactions, assessing the viability of existing sites and ad-hoc projects for the purpose of making recommendations. They will be self-motivated, comfortable working in a team and independently, and be unafraid to ‘bottom line’ complex projects. The ADRES will provide an interface between the Real Estate and Finance teams, applying a responsive and supportive working style.

Minimum Qualifications:
- Bachelor’s degree plus three years of experience in a related field or equivalent on-the-job experience.
- The ideal candidate must have experience with real estate operations and real estate development, transactions, and leasing, and have experience in Real Estate financial modeling.
- Must have strong analytical skills, attention to detail, and the ability to prioritize and adhere to deadlines.
- The ability to maintain confidentiality is essential, and they should have proficient knowledge of Microsoft Office Suite, particularly Excel.
- Capable of taking independent action and taking initiative to recommend and implement required improvements.
- This position requires the ability to successfully manage multiple projects under deadlines.
- Experience of working in a business-critical team either in a non-profit or for-profit organization.
Principal Responsibilities:
- Research and analyze new business proposals, supporting and leading due diligence for new initiatives including real estate transactions. Work with external teams to prepare financial models.
- Provide support to senior leadership across Real Estate and Finance where required.
- Support and occasionally lead funding draws for existing construction projects.
- Lead RFP processes for third-party appointments where required.
- Work with Funding teams to submit proposals for Grants, Borough Awards, and City/State/Federal RFQs.
- Manage multiple small-scale projects and responsibilities at once and apply a methodical and priority-driven approach. Work with and manage external consultants providing advice and services to the agency.
