About the Opportunity
STUDIO is instrumental to the companywide management of all aesthetic experiences, ensuring that quality design identity takes top priority across the portfolio in balance with other top priorities. The responsibilities of the Senior Vice President (SVP), STUDIO will encompass the creation, adaptation, and quality control of design aspects of Kilroy’s bespoke, crafted, and artful character in support of the Company’s strategic initiatives. STUDIO direction is subjective and often nuanced, underscoring the need for a strong-minded leader with exceptional communication skills to confidently steer decisions in this realm. This position necessitates a proactive approach and a strategic mindset, where balancing value, scope, and the long-term impact of decisions will be key to driving successful project outcomes for stakeholders over time, while fostering the innovative design solutions that have long been a Company hallmark. This position reports directly to the President, Kilroy.
Opportunity Requirements
- Four (4) year professional degree or equivalent in Interior Design, Architecture, or another related field (Master’s degree preferred).
- 10+ years of professional experience from an applicable field (architectural/interior design firm, or commercial real estate owner and/or developer).
- Possess a creative mindset with the ability to produce cost effective quality design outcomes with refined aesthetic sensibilities across all types of medium, supported by a strong representative portfolio.
- Proven experience in project management and design oversight within a performance, results-oriented environment.
- Proven experience in vendor management, contract negotiation, and budget management.
- Strong organizational skills with the ability to prioritize and multi-task with multiple projects and deadlines.
- Strong leadership skills with the ability to manage diverse teams and projects simultaneously.
- Excellent presentation, communication, and interpersonal skills with the ability to interact effectively and professionally with all personality types and in environments with multiple competing stakeholders. Must be able to comfortably work with the STUDIO team at a detailed level while also be able to distill and articulate critical macro level updates to Kilroy’s executive leadership.
- Strong understanding of building systems, construction, and parameters surrounding all aspects of real estate development.
- Extensive knowledge of graphic styles, design typologies, architectural skill sets, detailing within the built environment, furniture, decorative fixtures, interior finishes, and all things décor.
- Strong understanding and fluency in construction documents, constructability and working with contractors.
- Robust industry network and awareness.
- Advanced proficiency in Bluebeam, AutoCAD, Sketchup (Or other 3D program), Adobe CS – Photoshop, Illustrator & InDesign, Microsoft Word & Excel, project management/productivity tools – Asana preferred.
- Must be highly motivated with a positive “can-do” attitude and solutions-oriented mindset.
- Ability to work effectively in a fast-paced, dynamic work environment.
- A willingness to travel throughout Kilroy regions as required.
- Develop aesthetic direction while balancing considerations of cost, feasibility, schedule, and long-term durability.
- Able to review, understand, and provide feedback to outside consulting teams on architectural and engineering documents related to ground-up development as well as tenant improvement, spec suite and capital improvement projects.
Summary of Responsibilities
The core responsibilities of this position include, but are not limited to the following:
- Establish and direct the aesthetic vision for all visual projects across the portfolio and within the company. This primarily includes Architecture, Interior Design, Landscape Architecture, Lighting Design, Art, Environmental Wayfinding, Branding, and Graphic Design.
- Lead and manage design project oversight to ensure design quality, alignment with larger company goals, and strategic project objectives while embracing market and tenant preferences.
- Lead, manage, coach, support, and collaborate with the STUDIO team.
- In collaboration with the regional project management teams, strategize and oversee external design and creative partners and make design consultant selection recommendations.
- Generate RFPs, review and negotiate vendor and consultant contracts, and make final selections based on internal stakeholder input.
- Cultivate and grow relationships with design partners and vendors to ensure Kilroy’s highest standards of design and delivery are maintained.
- Work alongside Kilroy executives and other critical internal stakeholders to understand fluid project goals, deadlines, and align expectations. Regularly update and collaborate with executive team on significant design decisions for high profile projects and internal design related initiatives. Provide design input and support to the Marketing & Leasing teams to ensure brand, design, aesthetic value, tenant value proposition, pitch composition, visuals and product offering are synchronized, coordinated, and supported to maximize leasing success.
- Conduct architectural and associated drawing review, provide redline comments to ensure documentation correctly aligns with Kilroy branding, design intent and budget targets.
- Develop a high level of confidence, trust, and credibility with internal and external stakeholders by way of responsiveness, transparency, and efficiency.
- Create and oversee the STUDIO budget and workflow. Manage spending throughout the annual cycle and deliver projects accordingly.
- Create and maintain the companywide spec suite standards and design guidelines, monitor regional adaptations for compliance.
- Review and provide aesthetic approvals on portfolio wide tenant improvement projects to align with critical base building details and common area quality standards.
- Direct the creation, management, and execution of graphic and visual collateral that includes renderings, animations, photography, and video content.
- Manage incoming requests to supervise and direct all work scope produced by STUDIO.
- Ensure that STUDIO support is maintained for all project teams.

What we offer
At Kilroy, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within the role. The base pay range for this role is between $310,000 – $355,000, and your base pay will depend on your location, skills, experience and training, knowledge, licensure and certifications, and other business and organizational needs. It is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. This role is eligible for an annual discretionary bonus as well.
