JLL has an exciting opportunity for a Union Building Operator to support our client's healthcare facility in Seattle, WA. Apply today and join us in shaping the future of real estate for a better world!

Pay: $40.83+ hourly

Here is some of what you will do:

  • Oversee and monitor the operation and make adjustments to refrigeration, heat exchanger, HVAC, electrical, emergency backup systems, and hot water systems.
  • Monitor operation, adjust and maintain refrigeration, chilled water, and air conditioning equipment.
  • Maintain boilers, ventilating, and hot water heaters.
  • Manage pumps, valves, piping, and filters.
  • Record readings and make adjustments where necessary to ensure proper operation of equipment.
  • Analyze the operation of various systems, determine the cause of any problems/malfunctions, and take corrective action.
  • Perform preventive maintenance on all base building and critical system equipment.
  • Install and repair plumbing/piping/tubing; wire single and three-phase motors.
  • Run conduit and pull wiring to machinery, motors, operating parts, etc.
  • Install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers.
  • Replace bearings in all types of motors and seals on pumps; install and repair piping, valves, filters, hot water systems, and associated controls.
  • Assist other mechanics and operators with major repairs and maintenance of buildings and equipment.
  • Install, repair, and maintain electrical controls, switching, and motor controls.
  • Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials.
  • Maintain a clean and safe workspace.
  • Perform other duties as assigned.

Here is who should apply:

Required:

  • High school diploma or GED.
  • Washington State valid driver's license.
  • 2+ years’ experience in building engineering including HVAC, plumbing, electrical, BAS systems, and emergency backup systems.
  • Experience in a steam plant.
  • Knowledge of OSHA standards and local codes.
  • Must be proficient in basic computer applications and software such as MS Office, Lotus, E-Mail, etc.
  • Universal CFC.
  • City of Seattle Refrigeration Operator License.
  • An Electrical 07 license or a training card.
  • City of Seattle Grade 3 Grade Steam license.

Preferred:

  • 2+ years of related trade schooling or two years of college.
  • Building operating experience in a healthcare setting.

Physical environment:

  • Ability to frequently walk up and down stairs for inspections and emergency procedure practice or implementation.
  • Ability to climb ladders up to 40 feet and lift 60 lbs repeatedly.
  • Ability to detect emergency alarms - auditory and/or visual.
  • Equipment inspections require getting on hands and knees to reach areas difficult to access.

Estimated total compensation for this position:

64,958.00 – 64,958.40 USD per year
