Here’s the scoop:

(Kenect is a class-A branded-residential community that brings together residential, co-working, fitness, hospitality and other uses all under one roof, for the use of its internal resident members and for outside members.) The Executive Director of Kenect is responsible for oversight of the entire operation of a Kenect community, ensuring success in all departments including residential leasing, short-term rentals, mid-term rentals, leasing + marketing, physical location, co-working, retail operations, etc. Primary functions include team management, occupancy goals, member satisfaction and financial performance while providing the highest level of customer service, team leadership and working well under pressure. You are the leader of Kenect Nashville.

What this opportunity entails:

  • Leader of Kenect Nashville.
  • Managing the community team including leasing, marketing, accounting, co-working, hospitality, fitness, memberships/events and facility staff - recruiting and hiring as needed. Work with regional and corporate level staff to provide and/or coordinate training for all newly hired team members and ongoing education as needed or required.
  • Maintain occupancy, leasing and membership goals with appropriate operational velocity thresholds and levels as established - including renewal and new leasing campaigns.
  • Collaborate with the team to create and implement the community’s marketing plan to achieve established thresholds for the property – residential and memberships.
  • Know the market and assess the conditions for Kenect Nashville to help position the property as a leader and innovator – bringing together current trends, metrics, historical information and latest & best community products to monitor and manage leasing and membership projections.
  • Responsible for the community annual budget and actively participating in monthly financial performance reviews. Monitor monthly operating statements. Control and manage delinquency, collections, and expenditures.
  • Work to maintain NOI goals through careful forecasting and responsible budgetary spending.
  • Work in conjunction with the Facilities Director to develop Capital Improvement and Preventive Maintenance Plans to maintain the value of the asset. Collaborate with Facilities Director on Turnover planning and execution.
  • Manage property risks effectively by communicating potential liabilities, and reporting incidents in a timely manner.
  • Maintain and process payroll records. Closely monitor employee hours to prevent overtime unless previously approved or due to an emergency situation.
  • Foster a positive community atmosphere for residents and members through activities, events and customer service to encourage resident retention.
  • Supports key business leaders by interviewing, orienting and training team members in accordance with the Company’s policies and procedures.
  • Researches, proposes and manages initiatives necessary to keep abreast of the current changes in technology, processes and standards within the industry by attending internal and external training programs.
  • Keeps Vice President of Property Management advised of significant operational issues.
  • Understands property needs sometimes happen after hours and ensuring dependability and knowing what it takes to get the job done, even if after business hours.
  • Adhere to all company policies and procedures.

What we need from you:

  • A minimum of 5 years of various experience in the student/multi-family housing industry, multi-use real estate or hospitality industry is required or
  • A minimum of 5 years of full-service hotel management experience
  • A minimum of 2 years’ management level experience is strongly preferred
  • Experience with Yardi
  • Experience with Membership operations and Nexudus preferred

Required Education/Training:

  • A Bachelor’s degree is preferred. A high school diploma or equivalent is required.
  • Industry specific certifications such as CAM, CPM or IREM is preferred.
