Otis Elevator Company is searching for a Project Manager, Modernization to manage and oversee elevator modernization projects in the San Francisco Bay Area. In this role, you would be responsible for driving all planning, execution, monitoring, and close-out activities forward for elevator modernization projects.
You will work closely and collaborate with a cross-functional team comprised of sales, operations, and field management colleagues. As a member of our team, you will spend your time between the office and the field, working in a fast-paced office environment. The total number of projects that you will manage at any given time will depend on level of experience. You will report to a Lead Project Manager who will provide you with access to training and development opportunities.
Essential Responsibilities:
- Ensure flawless execution of each project by completing on schedule, within budget, and meets all technical & safety standards, regulatory compliance requirements, and customer expectations.
- Coordinate all contract activities from project award stage to completion of project and provide a progress review of projects to ensure that contract documents are consistent with the required scope of the project.
- Proactively communicate with project stakeholders including general contractors, owners, building managers, architects and designers, subcontractors, state and local authorities, and regulatory agencies concerning project design, preparations, and scheduling of installation for the equipment.
- Work closely with the internal sales staff, superintendents, and senior leadership to ensure a successful project from both financial and customer experience perspectives.
- Candidate should be versed in contract writing and administration and will perform customary construction process duties that include managing billing, consultant and contractors’ payments, processing RFIs and optimizing change order opportunities, as well as maximizing project cash coverage.
- Accurately interpret construction contractual documents and contract modifications to determine cost of such change.
- Accurately analyze situations and assist in developing contingencies for project re-estimates.
- Survey existing elevator components in elevator machine rooms, hoistways and pits, cab interiors, and lobbies prior to ordering equipment for installation.
- Prepare submittals (shop drawings, product information and specifications) and other contract documents for design approval and then route to customer representatives prior to releasing equipment into manufacturing.
- Effectively manage the procurement of all materials and any subcontractor labor required for each project.
Education/Certifications:
- High school diploma or equivalent required; vocational, associates, or bachelor’s degree preferred.
- Project Management Professional (PMP) certification is preferred, but not required.
Basic Qualifications:
- At least five years of vertical transportation project management and/or related construction management experience required.
- Strong organizational skills to ensure projects are completed efficiently and smoothly.
- Advanced knowledge of the fundamentals of project management with a keen ability to prioritize tasks, manage deadlines and keep projects on track.
- Knowledge of the principles of cost estimating, scheduling, and contract administration.
- Ability to read, review, and interpret architectural and structural drawings.
- Capable of working in a highly team-oriented and dynamic environment.
- Strong written and verbal communication skills.
- Proficiency in Microsoft 365 software programs (MS Excel, Word, PowerPoint, Project, Teams).
The salary range for this role is $80,000 to $120,000. We may ultimately pay more or less than the posted range, and the range may change in the future. Pay within the salary range will be based on several factors including, but not limited to, relevant education, qualifications, certifications, experience, skills, seniority, geographic location, performance, and business or organizational needs.
