The Opportunity

As the Manager, Real Estate you will direct real estate functions and development plans for integrated franchise and company development to maximize profitable growth through a comprehensive Real Estate strategy.


Responsibilities

  • Work with Leadership and Franchise Development Team to develop a strong real estate strategy in target markets.
  • Utilizing sophisticated mapping tools, analyze target markets to determine can placement and development priority.
  • Provide franchisees with a strong vision, coaching, tools and support ensuring that development goals are met.
  • Manage a broker network that has strong experience and knowledge of the target markets and opportunities that fall withing the company’s real estate criteria.
  • Proactively create a pipeline of strong real estate opportunities.
  • Assist franchisees with site identification, negotiating LOI’s & Leases and ultimately opening of high performing real estate for the brand.
  • Conduct site tours and drive the real estate committee acceptance process.
  • Sourcing real estate including ICSC, broker communication, touring: Touring markets and sites with franchisees in addition to attending industry functions and networking events.
  • Partner with design and construction teams to ensure project moves efficiently through due diligence, entitlements, and design & construction phases.
  • Support franchisees regarding ongoing real estate functions and activity (renewals, relocations, ongoing lease issues, etc.)
  • Other duties as assigned by management


Education Qualifications

  • 4-year degree in similar field of study preferred
  • Direct experience can be considered in lieu of degree


Required Knowledge, Skills and Abilities

  • Minimum of five years in real estate site selection within high new-unit-growth business is required, preferably in Franchising and/or QSR industry.
  • Proven strategic market analysis and market plan implementation.
  • Ability to present sites and presentations to management
  • Knowledge of real estate development process including broker management, negotiation, real estate contracts, demographic analysis, financial analysis, site plans and zoning.Ability to interface and maintain excellent professional relationships with franchise partners, internal architectural, construction and real-estate team, internal and external legal counsel and various other departments.
  • A high level of competency in computer skills (Word, Excel, PowerPoint, etc.)
  • Experience in utilization of mapping software
  • Excellent oral and written communication skills to include formal presentation development and delivery.
  • History of successfully achieving store/unit corporate and franchise annual opening plans.
  • Strong understanding of real estate deal points and negotiation skills.
  • Willingness to be flexible, adaptive, and to operate in a multifaceted, fast paced environment.
  • Ability to travel a minimum of 30% of time.
  • This position is Atlanta based in-office.
