Washington, D.C. Operations Manager
Cohabs is the most dynamic Coliving company on the planet. We curate a network of flexible, fully furnished accommodations by creating sustainable community-driven shared houses. Think - rent a room in a mansion with crazy amenity spaces and everything included in one flat rate price. Our community is everything to us and we provide a safe haven for people when moving to new cities. Our average lease lengths are six months to one year.
We buy, renovate, and manage buildings located in the best neighborhoods of Washington D.C., New York, Paris, Marseilles, London, Milan, Madrid, Brussels, and Luxembourg.
We started the project 7 years ago and are in this for the long haul. We have raised capital and will continue to feed our expansion efforts. We will not stop until we are the biggest and best in the business. This Washington, D.C. "Ops" Manager will be the face of Cohabs in a new territory. In this role you will touch all departments and have tremendous room for career growth. The idea is for you to quickly own the market.
Our NY, American HQ team will only be a few hours away by train. You will be traveling to New York frequently. You will also travel a few times a year to some of our other international territories in Europe.
The role will report into the Managing Director U.S.
Mission:
Asset Acquisition:
- Support our Acquisition teams / work closely with our Director of Acquisition and Finance U.S.
- Conduct initial site tours with brokers, general contractors, development partners
- Surface any necessary info for business plan creation and eventual investment memorandums
- Verify Building Measurements and various site conditions
Project Management:
- Support our HQ Project teams (Space, Concept, Procurement, Project Management)
- Liaise with local consultants and contractors to drive projects forward
- Assist with construction quality control via weekly site visits and photos reports
- Review and monitor project budgets in conjunction with Project Director
- Review and monitor project schedule in conjunction with Project Director
- Lead project reporting to Managing Director U.S. and Project Director
- Oversee house opening in conjunction with NYC HQ team. Help coordinate deliveries and installations of FF&E and final house finishes
Customer Experience:
- Support our community and property management teams located in New York/ work closely with our Head of Community and Head of Property Management U.S.
- Help source and liaise with local in-house labor for maintenance and cleaning services and local contractors
- Be the face of our member community in D.C./ Main point of contact for day to day operations for all open houses until scale and local team is built out
- Assist with organization around dispatch of members’ monthly brunch and common groceries
- Help with local marketing initiatives including but not limited to: B to B Partnership curation, social media and PR campaigns
- Assist with event planning and execution on site with our members
- Drive our leasing processes and sales funnel with our Global Head of Sales and Partnerships
Reporting:
- The Ops Manager D.C. will share responsibility for the local P & L with the other American department heads - this goes for our local operating company and every building ownership entity within the D.C. portfolio
- Weekly and monthly reporting will be streamlined for all major departments
KPIs
- Maintain Physical Occupancy Rate of 96.5% with a CAC below $300
- Maintain Market NPS above 60%
- Ensure no more than a 3% aggregated budget overrun and 45 day aggregated timeline overrun on all DC projects
- Help acquire and open approximately 250 new rooms by the end of 2026 - We currently own 6 buildings in D.C. many of which will open between Q1 and Q2 of 2025

Requirements
- A wildly charismatic and magnanimous spirit
- A sense of humor, excellent judgement, tough skin and some ego - just not too much!
- 3 - 5 years in Operations Management
- Fluent Spanish Speaker is a Huge Plus
- The willingness to work like crazy and leave your imprint on a business that is ridiculously fun and exciting
We need someone well rounded with soft skills, who is a good sales person and who can represent our culture in the U.S. You MUST have very solid judgement and be able to work in a super autonomous environment.
A good background for this role is a few years in a very fast paced and demanding operations management environment. Think - Hotels, Restaurants, Bars, High End Physical Fitness or Wellness Centers, Management of Short Term Rentals, Property Management, Logistics etc. Anything with high touch hospitality and a lot of moving parts and pieces. Could be retail or even construction. There is no one specific industry that could fit the bill for this role.
