Superintendent - Facilities/Maintenance/Construction


Oversee the following direct reports on a daily/weekly/monthly/annual basis

  • Construction Laborers 
  • Facilities Laborers (shared responsibility)
  • Property Maintenance Laborers (shared responsibility)


Provide weekly tracking updates to Director of Operations on all projects Construction from a time, cost, and vendor perspective


Review all relevant project invoices and payables

  • Review all invoices related to work in progress
  • Code invoices to current PRC/Purchase orders


Lead/coordinate weekly team meetings (as needed)

  • Construction/Maintenance/Facilities
  • Interdepartmental coordination meetings (Real Estate/Operations/IT/Safety/Finance)


Schedule & Track labor on construction projects

  • Texas Pipe and Pipeline Realty in Houston, TX market
  1. Support Director of Operations with site surveys and landlord communication as well as instruct team on actions in an effort to align with project activities
  • Locally support new construction project in review
  1. Review physical field conditions
  2. Provide schedules, industry knowledge feedback and/or experience based perspective on physical as well as built conditions as requested
  3. Due diligence work
  4. Support Director of Operations on pre/post project close/kick off efforts


Support Director of Operations on tenant transition activity

  • All Texas Pipe properties
  1. Supportive field construction actions on lease renewals
  2. Identify and track action on physical conditions existing tenant spaces
  3. Due diligence on all new project inquiries as requested by Director of Operations
  4. Manage construction vendors and internal labor field activity as necessary
  5. Manage labor on construction projects
  • Pipeline Realty
  1. Supportive construction actions on all lease renewals
  2. Identify and track action on physical conditions existing tenant spaces
  3. Due diligence on all new lease inquiries as requested by Director of Operations
  4. Manage construction field labor and construction vendors necessary
  5. Manage labor on construction projects


Relationship development

  • New construction vendor scoping and professional integrity management
  • Manage existing construction vendor relationships to support operational consistency
  • Identify team and production inefficiencies and back fill using new/existing relationships to align with Director of Operations protocol


Team trade skill development

  • Work with laborers to develop skills & talents needed to provide for operational growth and consistency
  • Manage training for construction labor in areas selected by Director of Operations
  • Measure, track, and grow construction labor per Director of Operations


Other:

  • Provide key input for bi-weekly team meetings
  • Reinforce team culture and core values
  • Be the action step in the support for executive core values/mission/vision
  • Spanish/ English Fluency
  • 10-15 years minimum of skilled construction trade labor crew direct management 
  • Survey, Layout, Multi-trade construction "hands on" experience
  • Scheduling software, spreadsheet, invoicing system, and strong computer email/ MC office suite communication skills
  • City/County multi-jurisdictional inspection filed experience
