THE ROLE: The Director of Operations + Warranty Service is responsible to oversee a third party partner to resolve warranty requests on our legacy portfolio from start to finish ensuring quality, professionalism, completion, and service excellence. The primary goal is to ensure an exceptional customer experience by orchestrating the successful execution of the customer-based strategy. This pivotal role demands expertise in optimizing day-to-day operations, fostering experience, requiring quality, meeting deadlines and all commitments, managing costs, and rebuilding relationships.

DAY IN THE LIFE:

Operational Leadership:

  • Consistently apply policies and procedures to guide operations.
  • Ensure timely, accurate, and high-quality execution of departmental work.
  • Manage escalated and large warranty issues for closed homes, including insurance/litigation.
  • Enforce procedural adherence.
  • Determine trade accountability for back charges and P.O.'s.
  • Authorize payment for work performed up to approval limits.
  • Communicate and report status and ongoing strategy to Division leadership.

Customer-Centric Approach:

  • Foster proactive interactions with customers, emphasizing excellent service.
  • Develop the team's ability to collaborate effectively with various stakeholders, such as general contractors, engineers, project coordinators, sales staff, and management.
  • Review deliverables prepared by the team consistent with client expectations.
  • Work with Construction Superintendents in neighborhoods to create positive relationships by being proactive, providing access, problem solving, and bringing issues to conclusion.
  • Conduct in-person homeowner assessments on an as-needed basis.

Strategic Leadership:

  • Work with division leaders to identify opportunities and best practices.
  • Stay informed about industry and technology trends and lead strategic adaptation.
  • Participate in training initiatives and process development to improve the division's overall performance.

Team Development:

  • Support the development of managers and supervisors in the department, enhancing their leadership and training abilities.
  • Monitor performance and conduct timely feedback and action.
  • Review workload and forecasts to recommend adjustments.

WHAT YOU’LL NEED:

  • Bachelor's degree in Operations or a related field.
  • 8-10 years in Homebuilding/Residential Construction.
  • Team management and leadership experience.
  • Job Site and Construction experience.

The compensation range for this role is influenced by a variety of factors including but not limited to skills, experience, qualifications, and geographic location.
