Overview
Gilbane Development Company is looking for a Development Associate with experience to become a part of our development team. This is a great opportunity to be involved with market research, locating developable properties, land acquisitions, preparing financial analysis, acquisition models, leasing analysis, due diligence, land-use issues, entitlement issues and negotiations, preparation of project reports, budget preparation/tracking, and coordination with various levels of governmental agency review and oversight.
Responsibilities
- Underwrite new development deals for both affordable and market rate deals.
- Prepare business plans and assist with the preparation of memos for presentation to Investment and Executive Committee.
- Prepare detailed financial analysis and models including those for transaction underwriting and return on investment analysis. Provide key takeaways to business units, corporate finance and senior management.
- Manage and maintain a pipeline of land opportunities for new development covering Market rate, affordable & student housing platforms.
- Review, gain, and maintain thorough comprehension of the QAP.
- Conduct market research to assist in the assessment of sub-markets, identify opportunities, prioritizing targets, and forecast and analyze trends of general business conditions
- Research and communicate with owners of developable sites within target markets
- Analyze quantitative and qualitative data to propose and present developable sites to the Development Team
- Participate in the review of new deals/transactions
- Assist with real estate acquisition due-diligence
- Represent Gilbane and act as a good example, both internally and externally, in accordance with the values, ethical guidelines and management systems of the organization.
- Participate in industry events in order to learn and develop a network of contacts within the real estate market.
- Evaluate and track the performance of completed projects and asset dispositions against benchmarks, hurdles and original underwriting projections
- Ad Hoc analysis as needed
- Local travel required as needed
Qualifications
- Bachelor’s degree required in Real Estate, Accounting, Finance, or related field. Master's degree preferred.
- 3+ years experience in an Analyst or Associate similar role
- Good understanding of land and zoning issues as well as financial concepts such as IRR and NPV
- Excellent computer skills (Excel, GIS, Google Maps, Costar, LandVision, CoStar)
- Specific experience with 9%, 4% LIHTC and market rate platforms
Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data. For New York, NY this ranges from $126,000.00 - $173,300.00 plus benefits and retirement program.
