Job Title: Commercial Project Manager

Location: North Houston, TX

Reports To: Senior Project Manager / Director of Construction


Job Summary: As a Commercial Project Manager for a leading Commercial General Contractor in North Houston, you will oversee the planning, coordination, and execution of commercial construction projects from inception to completion. This position requires a proactive leader with 3-5 years of experience as an Assistant Project Manager (APM) or Project Engineer (PE), a Bachelor’s Degree in Construction Management, Architecture, or Engineering, and 1-3 years of experience in construction estimating. The Project Manager will ensure that all aspects of the project are delivered on time, within scope, and within budget while maintaining strong relationships with clients, subcontractors, and the project team.


Key Responsibilities:

Project Planning and Execution:

  • Oversee the entire lifecycle of commercial construction projects, from pre-construction to project closeout.
  • Develop and manage project budgets, schedules, and resource plans.
  • Coordinate with architects, engineers, and subcontractors to ensure that the project scope and specifications are clearly understood and met.
  • Lead project meetings to track progress and resolve any emerging issues.
  • Ensure that all projects adhere to safety, quality, and environmental standards.


Estimating and Pre-Construction:

  • Work closely with the pre-construction team to review and provide input on project estimates and bids.
  • Analyze project drawings, specifications, and proposals to prepare accurate cost estimates.
  • Collaborate with the estimating team to review and select qualified subcontractors.


Project Monitoring and Control:

  • Track project performance using appropriate tools and techniques, ensuring projects are delivered on time and within budget.
  • Mitigate project risks and resolve project-related issues in a timely manner.
  • Review project deliverables to ensure quality and compliance with project plans.
  • Manage project documentation, including contracts, change orders, and closeout documents.


Client and Stakeholder Management:

  • Serve as the main point of contact for clients, ensuring their expectations are met throughout the project lifecycle.
  • Maintain strong relationships with clients, vendors, and subcontractors, addressing concerns and providing regular progress updates.
  • Collaborate with the project team and other stakeholders to resolve conflicts and deliver project goals.


Team Leadership:

  • Provide leadership, guidance, and direction to Assistant Project Managers (APMs), Project Engineers (PEs), and other team members.
  • Foster a collaborative team environment and ensure alignment on project goals.


Qualifications:

  • Bachelor’s Degree in Construction Management, Architecture, Engineering, or a related field.
  • 3-5 years of experience as an Assistant Project Manager (APM) or Project Engineer (PE) in commercial construction.
  • 1-3 years of experience in construction estimating.
  • Strong knowledge of commercial construction processes, materials, and industry best practices.
  • Proven ability to manage multiple projects simultaneously with varying levels of complexity.
  • Proficiency in construction management software (e.g., Procore, Bluebeam, MS Project, etc.) and estimating software.
  • Excellent communication, negotiation, and problem-solving skills.
  • Ability to work collaboratively with a diverse team of professionals.


Preferred Qualifications:

  • Experience managing large-scale commercial projects (e.g., retail, office, healthcare, education, etc.).
  • Knowledge of local building codes and regulations in the North Houston area.
