Job Description

We are looking for a highly motivated, hard-working, and intellectually curious person with an interest in the commercial real estate capital markets. This Candidate will be involved in the underwriting, pitching, marketing, and execution of capital markets transactions. Ultimately, this candidate will learn the business through exposure to real properties, financials, and processes under the general guidance and mentorship of our other team members.

Overview of Team

Our Pacific Northwest Capital Markets team is the leading full-service capital markets advisory platform in the region representing owners, operators, and developers of commercial real estate on a wide array of capital markets transactions and asset classes. Our clients include the nation's largest institutions (investment banks, private equity, pension fund advisors, life insurance companies, REITs, etc) as well as the local/regional investors that are engrained in our markets. Our team has collectively been involved in the closing of over $15B in capital markets transactions.

Essential Duties and Responsibilities

Ultimately, this candidate will learn the business through exposure to real properties, financials, and processes under the general guidance and mentorship of our other team members. The position involves four key components listed with the required essential duties & responsibilities below:

  • Underwriting - Valuing real property based on in-place contractual income and market assumptions.
  • Creation of accurate cash flows based on audited financials in ARGUS and Excel
  • Determination of market and financing assumptions informed by market research and guidance from partner leasing/financing teams
  • Pitches - Developing presentation materials to compete for the opportunity to sell real assets on behalf of institutional clients.
  • Creation of written and financial content for pitchbooks that contain local market & capital markets research as well as thoughtful investment/marketing strategies
  • Marketing - After the business is awarded to our team, we then create detailed offering memorandums that provide an overview of the investment opportunity.
  • Developing thoughtful investment strategies and business plans to maximize the value of an investment
  • Compile detailed property, tenant, and market information as well as financial schedules
  • Execution - Once a deal is awarded to an investor, our team facilitates the due diligence and closing processes.
  • Compile and share information investors need to confirm assumptions made during the marketing process
  • Serve as a liaison between buyer and seller in the negotiation of contracts and fulfillment of information requests

Additional Responsibilities

In addition to the essential duties, the candidate will also be responsible for the following tasks and projects. Some of these tasks are related to and support the essential duties, while others are independent of the core business.

  • Performs research work and prepares analyses of subjects such as micro and macro-economic conditions, corporate health of tenants, themes and trends impacting real estate, etc.
  • Thorough review of historical financials, to identify themes or trends relevant to the underwriting of an asset
  • Thorough review of leases, contracts, and agreements for material encumbrances which impact the value or underwriting of an asset
  • Participate in the quality review of Newmark databases and reporting tools.
  • Review and administrative processing of contracts and agreements between sellers and prospective buyers
  • Assist in the development and maintenance of proprietary reports

Skills, Education & Experience:

  • Bachelor's degree in Accounting, Finance, Economics, Real Estate or other related fields
  • 1+ years of financial analysis or accounting experience preferred
  • Proficiency in Microsoft Office, especially EXCEL and Word.
  • Experience with computerized accounting systems a plus.
  • Proactive team player able to work efficiently under sometime stressful conditions.
  • Ability to work effectively with colleagues at all levels across the organization.
