Project:  Embrey Mill Town Center

BM Smith is seeking a skilled and experienced Construction Project Manager to lead the successful execution of the Embrey Mill Town Center, a prominent retail development in Stafford, VA. This project includes 15 buildings ranging from 2,000 to 15,000 square feet.

Key Responsibilities:

• Construction Coordination and Oversight:  Manage the construction of multi-tenant and single-tenant buildings, ensuring projects are completed on time and meet quality standards.

• Tenant Fit-Out Supervision:  Oversee tenant fit-outs to ensure adherence to schedules and quality standards and address any arising issues.

• Tenant Communication:  Act as the primary liaison for tenants throughout their construction phase, from initial coordination through to project delivery and rent commencement.

• Lease and Delivery Management:  Review and create work letters, manage lease delivery dates, and coordinate rent commencement dates to align with project timelines.

• Work Drawing Packages:  Collaborate with architects and consultants to review and develop work drawing packages for landlord work.

• Permits Coordination:  Oversee permitting processes, expedite design consultant permits, and assist with permit approvals and submissions with Stafford County.

• Project Updates and Reporting:  Create project updates, timelines, and milestones to be reviewed by Project Owners. Present these updates as requested to ensure clear communication and alignment with project goals.

Qualifications:

• Proven experience in construction management, especially with large-scale commercial projects.

• Strong leadership and communication skills.

• Ability to efficiently manage multiple tasks and projects simultaneously.

• In-depth knowledge of construction processes, tenant coordination, and lease management.
