Job Status : Full Time/ Non-Exempt

Job Hours : 40 hours per week/ On-Site

Location : Midtown – Manhattan

Salary : $22 - $24 per hour/ Commensurate with Experience

About Position : The ultimate aim of the Encore 49 Residence is to prevent recidivism of hospitalization and/or homelessness and improve the quality of life for older New Yorkers. The Fire and Life Safety Director is responsible for implementing the FDNY plan (e.g., Comprehensive Fire Safety and Emergency Action Plan or Fire Safety and Evacuation Plan), conducting FLS staff training, fire and non-fire emergency drills, and other duties indicated in the Fire Code and Fire Rule. The individual must hold a valid Certificate of Fitness (T89). They perform regular fire safety inspections of the facilities, ensuring that they meet all necessary codes and regulations. They also respond to fire emergencies and arson crimes, investigating and reporting the causes of fire and taking appropriate responsive actions.

Requirements

Fire Safety

  1. Oversee the Fire Command Post and front desk area.
  2. Report any fire conditions to the FDNY.
  3. Be familiar with the written Fire Safety plan and evacuation procedures.
  4. Conduct tests of the Fire Command Station and document in the Fire log.
  5. Initiate temporary preventive measures to ensure the safety of the building and tenants.
  6. Conduct quarterly fire drills.
  7. Assume leadership role in emergency situations by calling 911 or EMS.
  8. In the event of fire, report to Command Station and ensure that ADT and Fire Department have been notified of the fire event.
  9. At the beginning of each shift, receive keys and oral/written report of the former shift.
  10. Conduct 100% inspections on a semi-annual basis.

Life Safety

  1. Maintain physical and emotional safety of all residents in the building.
  2. Ensure building security including operating entrance door buzzer system for visitors and residents requiring visitors to sign in and out.
  3. Contact emergency personnel as necessary and accurately complete reports or documentation.
  4. Conduct at least two building rounds per shift and complete Fire Life Safety Rounds Checklist.
  5. Maintain working knowledge of all building systems.
  6. Monitor all security devices, including video security monitors and alert alarms.
  7. Write up work orders for maintenance repairs and log in work order book.
  8. Clearly document all incidents and report in a timely manner.
  9. Assist in medication advocacy and document after each administration.
  10. Ensure timely reporting, documentation, and record-keeping in accordance with mandates.
  11. Report malfunctions or unusual incidents of systems to Building Manager, including elevator operations.
  12. Call repair company as instructed by Facilities and IT Manager.
  13. Record maintenance issues or incidents in the Log book.
  14. Close all kitchens and laundry as required.
  15. Actively participate in the interdisciplinary team approach at Encore 49, including communicating with the Senior Director, Residential Manager of Senior Housing Services, and Maintenance Staff.
  16. Participate in staff meetings and supervisory sessions.
  17. All other duties as assigned by supervisor(s).

Front Desk

  1. Maintain Front Desk area in an organized manner.
  2. Answer main telephone and transfer calls to staff and residents in a polite and courteous manner.
  3. Perform duties in a professional manner maintaining confidentiality.

Required Qualifications:

  1. Sensitivity and empathy for all residents.
  2. Two years’ experience in fire safety.
  3. Ability to handle emergency situations.
  4. T89 certificate.

Preferred Qualifications:

  1. Proven experience with seniors who are formerly homeless, and/or those with mental health diagnoses.
  2. Expert written, oral, and interpersonal communication skills.
  3. Experience working both independently and in a team-oriented and collaborative environment.
  4. Excellent organizational skills.
  5. Work well under supervision.
  6. Work well and take initiative in a fast-paced and high-intensity environment.
  7. Bilingual a plus.
