Description
The Senior Estimator is responsible for overall leadership and management of the Pence/Kelly Concrete estimating department. This position leads, mentors and supervises all preconstruction and estimating staff. This position shall ensure that timely, accurate and complete services are produced from this department. The primary goal of the Senior Estimator is to ensure each project is strategically and accurately established and is set on a course for success. This will require close communication and teamwork with the Operations Staff.

Responsibilities: To perform this job successfully, the employee must be able to perform each essential duty satisfactorily and in a timely manner. The following duties are representative of the job but are not all inclusive and other duties may be assigned as needed.
Management:
• Manage the Go/No-Go program.
• Manages the historical cost and production database ensuring that all historical project data is received and organized effectively.
• Organize, prioritize, schedule and plan the work while managing multiple tasks and projects
• Build and manage Standard Operating Procedures for estimating.
• Compile and organize a proposal template - comprehensive list of inclusions, exclusions, and clarifications.
• Manager and foster positive client and subcontractor relationships
• Ensure all documents required for full bid proposal are obtained, including project insurances and builder's risk and bonds
• Manage pre-construction services including preliminary budgets, cost analysis, value engineering and valued added ideas.
• When required, perform a constructability review in partnership with project teams.
• Prepares trade specific scopes and subcontractor bid packages and analyze bids.
• Market Pence/Kelly on an ongoing basis and look for future opportunities that will grow the business.
• Ability to always maintain discretion and confidentiality with information sensitive clients.
• Show creativity and resourcefulness to gain better pricing from subcontractors.
• Communicate effectively in writing and verbally with team and others involved in the estimating process.
• Manage the estimating handoff with project teams to ensure project start up requirements are met.
• Maintain and update PK projects schedule and bid schedule smartsheet.
• Maintain an organized bid file structure.
• Compile and organize a standard subcontractor RFP / RFQ template for each subcontractor type.
• Track and compile base cost per cubic yard and cost per square foot (Foundations, Walls, Columns, SOG, SOMD, PT Decks, Beams... Etc.) Technical:
• Organize the work, plan, prioritize and manage multiple tasks and projects.
• Understands and evaluates all bid documents and proposal requirements.
• Can evaluate and communicate project specific design details which maybe improved either by improved constructability, cost, or both.
• Understands contract language and can identify risk to Pence Kelly Concrete.
• Attend project site pre-bid meetings, site tours, and post-bid interviews as required.
• Compile an organized, accurate, concise takeoff and estimate.
• Perform project schedule review, identifying key risks within the schedule i.e., long lead procurement items, etc.
• Development of accurate and concise bid clarifications and assumptions related to the scope of work.
• Develop and prepare conceptual estimates with minimal subcontractor assistance using limited preliminary design documents/information.
• Qualify and level subcontractors' proposals according to project specifics.
• Use Sage Precision (Timberline Estimating), On-Screen Take-off, as well as Microsoft Excel and other Microsoft Office applications for estimating projects..
• May assist in purchasing or buy-out duties.
Skills, Knowledge and Expertise
The following qualifications are representative of the knowledge, skills and abilities needed to perform the job but are not all inclusive.
• Bachelor's Degree in Construction Engineering Management or similar degree.
• 5-7 years minimum experience estimating commercial building projects.
• Complete understanding of plan specifications, scopes of work, and other necessary construction documents to ensure a complete and thorough estimate.
• 3-5 years of experience in managing teams.
• Ability to build an estimate without detailed plans and specifications.
• Ability to build relationship with owners, architects, engineers, subcontractors that lead to positive outcome.
• Must have superior computer skills, Microsoft Office (Word, Excel, Outlook) Timberline, Bluebeam, Primavera Revit, AutoCAD and BIM
• Excellent written and oral communication skills.
• Self-directed with strong organizational skills, attention to details.
• Strong math and analytical skills regarding cost/pricing of material, labor and equipment.
• Ability to work effectively and efficiently under tight deadlines.
• Ability to establish and maintain positive working relationships.
• Complete knowledge of the "front end" of specifications including bid form, bid requirements, bonds, minority requirements, general conditions, building permits, safety site restrictions and staffing of projects
