Roles and responsibilities include:
Managing bank accounts for rent, deposits, and making necessary disbursements to landlords, property management team, and maintenance vendors.
Maintain subcontractor files including W9s, certificates of liability.
Setting up and maintaining the chart of accounts
Preparing monthly financial reports & balance sheets and providing an analysis of operating expenses
Preparing budgets based on expected rental income and maintenance costs
Ensuring the accuracy of the tenant ledgers and the general ledger
Working with the property owner to ensure compliance with all loan and bond documents
Supervising internal accounting controls and answering any questions or resolving disputes related to them
Managing cash flow issues
Overseeing accounts receivables and acting to collect any delinquencies
Managing the accounting for any fixed assets
Forecasting performance through short and long-term financial projections
Oversee or assist with auditing processes
1099 Reporting after each year-end.
Work directly with owners and tax accountants to prepare documentation necessary for annual tax filings.
Bachelor’s degree in accounting is preferred but not required. An understanding of the real estate industry is highly desirable. Experience with AppFolio or other property management software is preferred. Our ideal candidate will have excellent organizational skills and the ability to communicate effectively.
