We are looking for an experienced Vice President of Sales to join our team in the Charlotte, NC metro area. Position Summary:

In this role, you’ll lead the Sales team through the development and implementation of sales and marketing strategies to achieve sales goal achievement commensurate with Smith Douglas Homes’ objectives. You will create strategic sales plans for new land opportunities, as well as provide product and pricing and incentive recommendations. Success in this role will result in making a positive impact on a homebuyer’s family’s future.

What you’ll do:

  • Lead the management of sales and closing activity and all related processes
  • Hold regular sales team rallies with Area Sales Managers to lead, inspire, and train
  • Create and maintain sales, starts, and closings forecast and strategic pricing reports to be reviewed with Division President
  • Assign appropriate quotas, sales, closing and traffic goals, and continuously monitor these goals as well as team morale
  • Actively and continually train, and mentor department team to reach their full potential through company initiatives, prospect and broker outreach, sales and lead conversion training endorsed by the Company as well Company processes and expectations
  • Ensure that competitive market information is being collected and assist in analyzing data to secure market share and positioning is meeting expectations for existing and potential new projects
  • Provide input of on-site and off-site marketing as well as Model Home decorating coordination with Marketing Director
  • Act as liaison between Sales Manager, homeowners, Construction Managers, Preferred Lenders, Vendors, office staff and other management team members to resolve issues, concerns, and questions to ensure the Company objective of 100% total customer satisfaction of both internal and external customers
  • Work with Construction and Land management to stay knowledgeable with lot releases, development issues, and construction restraints to properly instruct Sales Managers.
  • Participate in Community Reviews, and Community Kick Off’s
  • Initiate the Start Up and Close Out process of communities, with Marketing Director for effective communication to all parties
  • Monitor the communities, sales offices, model homes and spec homes for assurance in meeting the Company standards
  • Work in Tandem with Marketing Director to ensure all communities are properly represented on websites (Smith Douglas, Zillow, Realtor.com, etc.)
  • Ensure Sales Agents adhere to the Smith Douglas Homes published guidelines for Minimum Performance Standards
  • Have a thorough knowledge of Smith Douglas Homes published Product Strategy and Guidelines
  • Develop and manage the annual sales office and sales overhead budgets
  • Maintain an active in good standing Brokerage License in the State of North Carolina and manage Realty as the Qualifying Broker

Minimum Job Requirements:

Education: College degree preferred.

License: North Carolina Real Estate Broker’s License

Experience:

  • Previous new home sales management experience to include coaching and training in sales and marketing techniques
  • Thorough knowledge of the home building industry relative to sales strategies and techniques.
  • General knowledge of residential construction practices
  • Proven track record of successful new home sales
