Job Objective(s)
Direct the activities of the marketing department and sales team members while assisting the Community Manager in all functions necessary to effectively operate the community.


Job Responsibilities and Duties
Essential Responsibilities

  • Maintain target occupancy while capturing maximum potential rents by successful marketing the community as well as exercising resident retention efforts.
  • Ensure compliance with Fair Housing standards and practices as defined by state and federal law.
  • Monitor online marking sites for content accuracy and order printed marketing materials as needed within the allocated budget.
  • Maintain current knowledge of competitor properties including rental criteria, unit availability, features and benefits, market rents, and current leasing specials.
  • Ensure prospective resident inquiries are responded to in a timely manner and that there is adequate staff coverage during the leasing hours of operation.
  • Hire, train, motivate, and manage a leasing staff to ensure performance is at or above the industry standard including closing percentages and all other customer service expectations are met.
  • Maintain prospect, applicant, and resident demographics as well as traffic logs, marketing data, and referral sources.
  • Ensure applications for residency are processed in a timely manner and are Approved, Denied, or Canceled based on the owner/tenant screening criteria.
  • Assist with conflict resolution concerns and elevate to the community manager as needed.
  • Maintain professional communication with residents, applicants, and all other representatives or vendors.
  • Clearly communicate and explain all lease-related documents and addenda as well as the Community Rules and Regulations.
  • Coordinate inspections of vacating units to determine upgrade or non-upgrade capital replacement and repairs needed to prepare the unit for new occupancy.

Qualifications

  • High School Diploma or equivalent required.
  • A Bachelor’s degree or equivalent combination of related work experience and education is required.
  • Ability to work extended hours on occasion and when necessary to complete assigned tasks.
  • Able to read, write, spell, perform basic math and speak and understand English.
  • Able to work with frequent interruptions.
  • Proven record of success in leasing and a personal commitment to customer service and Fair Housing practices.
  • Knowledge of office practices, procedures, systems and equipment including, but not limited to, Microsoft applications Word, Outlook and Excel.
  • Good interpersonal skills including the ability to communicate clearly and effectively.
  • Sensitivity while interacting with diverse groups of people.
  • The ability to self-motivate and work independently in the pursuit of personal and team goals.
  • Commitment to protect personal, property and other confidential information.
  • Possess the ability to interact tactfully with residents, staff, owners, other management personnel, corporate representatives, vendors and the general public.
  • Understand and adhere to organizational policies and procedures.
  • Maintain a neat, well-groomed and professional appearance.

Physical Requirements (based on essential responsibilities)
Must be able to continuously perform tasks such as but not limited to those listed below:

  • Must be able to occasionally push, pull, lift and move up to 20 pounds.
  • Must be able to continuously use hands for moderately difficult manipulative tasks such as typing/keyboarding, writing, filing, telephone work, etc.
  • Must be able to continuously perform tasks requiring action of muscles or groups of muscles such as walking, stooping, etc. to move around office, perform errands, deliver materials to sites, visit sites, etc.
  • Must be able to continuously sit for prolonged periods to perform computer work, file, organize/process paperwork, etc.

Environment
This position works inside a climate-controlled building with normal temperature range as well as ambulates the community during apartment inspections and community tours.


Equipment
Must be able to operate:

  • Personal computer, scanner and various printers, photocopy machine, facsimile machine, and calculator.
