Job Summary:

We are seeking a dedicated and experienced Regional Property Supervisor to oversee the operations and management of multiple residential properties in south county San Diego. The ideal candidate will be a dynamic leader who can effectively collaborate with property managers and ensure that all aspects of property management are performed to the highest standards. This role is crucial to enhancing resident satisfaction, optimizing financial performance, and maintaining the highest quality living conditions in our communities.

Key Responsibilities:

Team Leadership:

  • Supervise, mentor, and support property managers and on-site teams, fostering a culture of collaboration, innovation, and accountability.
  • Conduct regular team meetings to review property performance, address challenges, and celebrate successes.
  • Provide ongoing training and development opportunities to ensure team members are equipped with the necessary skills and knowledge to excel in their roles.
  • Set clear performance goals and conduct evaluations to ensure team members meet and exceed expectations.

Property Management:

  • Oversee the day-to-day operations of residential properties, ensuring effective management of all property-related activities.
  • Develop and implement strategic plans to maximize property performance and achieve desired financial and operational outcomes.
  • Ensure compliance with all company policies, local regulations, fair housing laws, and industry best practices.
  • Implement and monitor property management standards and procedures to ensure consistency and excellence across the portfolio.

Resident Relations:

  • Promote a positive living environment by fostering excellent resident relations and ensuring high levels of resident satisfaction.
  • Address and resolve escalated resident concerns and issues promptly and professionally, maintaining open lines of communication.
  • Implement and oversee resident retention programs to minimize turnover and maintain strong community ties.
  • Gather and analyze resident feedback to identify areas for improvement and implement changes as needed.

Financial Oversight:

  • Monitor and manage property budgets, financial statements, and performance metrics to ensure financial efficiency and profitability.
  • Approve and control operational expenses, ensuring cost-effectiveness without compromising quality.
  • Report on the financial health and status of properties regularly to senior management, providing insights and recommendations for improvement.
  • Collaborate with the accounting team to ensure accurate and timely financial reporting.

Maintenance and Safety:

  • Ensure properties are well-maintained and adhere to all safety regulations and building codes.
  • Conduct regular property inspections to identify maintenance needs and ensure proper upkeep of facilities alongside Regional Maintenance Supervisor.
  • Coordinate maintenance activities, including preventive maintenance programs, repairs, and renovations alongside Regional Maintenance Supervisor.
  • Develop and implement emergency response plans and safety protocols to protect residents and property assets.

Marketing and Leasing:

  • Oversee marketing strategies and leasing activities to ensure properties achieve and maintain high occupancy rates.
  • Collaborate with marketing teams to design and implement effective advertising and promotional campaigns.
  • Analyze market trends and competitor activities to remain competitive and attractive in the market.
  • Support property managers in developing and executing leasing plans, including resident events and outreach programs.

Strategic Planning:

  • Assist in the development of long-term strategies for portfolio growth and improvement.
  • Analyze market trends and make recommendations for property enhancements and new acquisitions.

Qualifications:

  • Minimum of 5 years of experience in property management, with at least 2 years in a supervisory or regional role.
  • Proven leadership and team-building skills, with a track record of successfully managing and developing teams.
  • Strong financial acumen and experience in budgeting, forecasting, and financial analysis.
  • Excellent communication and interpersonal skills, with the ability to interact effectively with residents, team members, and senior management.
  • In-depth knowledge of property management software and tools, and proficient with Microsoft Office Suite.
  • Ability to travel within the region as required to oversee property operations and support on-site teams.

Pay: $105,000.00 - $115,000.00 per year
