GENERAL PURPOSE OF JOB

Primary responsibilities involve supporting the acquisitions team in financial analysis, market and industry research, preparing materials, developing relationships, and assisting in the overall acquisition process. Related responsibilities will include the following


ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Research and maintain updated database of industries / lines of trade, companies and private equity / sponsors for acquisitions team to target.
  • Conduct market research (e.g. land values, market rents, comparable sales / transaction data) for potential investment opportunities.
  • Work closely with acquisition officers to accumulate and prepare preliminary financial analysis (unit-level and preliminary credit analysis), and real estate research on potential deal opportunities (e.g. compile data and prepare summary excel spreadsheets summarizing store-level financial performance and supportable rents for a portfolio of potential sale-leaseback properties).
  • Assist acquisitions team in cultivating and maintaining relationships within net lease brokerage community.
  • After gaining sufficient experience and training, assist in the initial filtering / screening of net lease broker deal opportunities for potential acquisition opportunities
  • Pursue and assist in the execution of smaller existing lease deals that meet NNN’s acquisition criteria (including LOI preparation / negotiation, monitoring of third party reports, collaboration with Underwriting, consultation with Legal (and some limited document negotiation with client)), with continual consultation and guidance from a senior acquisitions officer
  • Delegate more complex portfolio and sale-leaseback opportunities to senior acquisitions officers for further investigation and potential execution
  • Assist in preparing REIC investment packages in concert with the acquisitions officers and Underwriting team
  • Support acquisitions team in preparation of pitchbooks and other materials for presentations.
  • Participation in some prospective client and existing tenant calls and meetings
  • New acquisition opportunity tracking / maintenance of “dead” or “passed on” deals list in concert with Head of Acquisitions
  • Continual tracking of property acquisitions by competitors, and on a quarterly basis (at a minimum) the preparation of a summary of such transactions for senior management
  • Assist in the closing process for acquisitions and dispositions, as required
  • Assist with other special projects as required

EDUCATION AND/OR EXPERIENCE

Bachelor's degree from an accredited college or university preferably finance, real estate or related area, and zero to three years related experience; or equivalent combination of education and experience. Experience to include exceptional analytical, quantitative and problem-solving skills, ability to think critically, ability to understand and interpret corporate finance concepts, creation and preparation of financial models, detailed financial analysis, and/or experience in real estate acquisitions, real estate development, or corporate finance. Proficiency in Excel, Word and PowerPoint.
