About the Job.
The Investment Associate will focus primarily on early-stage asset management responsibilities, modeling and reporting, market research, tracking of performance metrics, and strategy for a portfolio of newly constructed multi-family real estate projects. This position supports the Investment Manager/Operations Manager teams with analytics and due diligence required to meet the performance goals of each asset. This position will also work directly with the development, design and accounting departments.

About the Job.

This position supports the Investment Manager/Operations Manager teams with analytics and due diligence required to meet the performance goals of each asset. This position will also work directly with the development, design and accounting departments.
Essential Functions & Responsibilities:
- Able to take on primary asset management responsibilities for 1-2 properties with oversight as needed from the investment management team.
- Perform financial forecasts, valuations in a DCF model, and waterfalls regularly. Incorporate results into monthly investor reporting.
- Provide a major support role to the senior investment manager for property sales in addition to preparing sales packages and assisting with due diligence needs.
- Able to take the lead in regularly scheduled meetings & calls with property management team members and revenue management representatives.
- Can take a significant role in presentations to senior management on various subjects such as property valuations, property forecasts, and market analysis.
- Has the ability to design, develop, and refine tailored real estate financial (e.g., cash flow, valuation, forecast) and business models using Excel to support the decision-making process for real estate transactions.
- Prepare and maintain the weekly and monthly update performance reports on assets, including KPIs and dashboard metrics- recommend strategies to meet/exceed goals.
- Perform necessary analytical tasks as related to the review of loan docs, appraisals, expenditures, insurance, investor reporting, draw requests, and other tasks.
- Research and evaluate market data for the asset's submarket community comp set; rents, concession, absorption, and new supply from firms such as Real Page, Costar, and Witten Advisors.
- Review and provide feedback on variance reports for monthly operating statements, annual operating budgets, and business plans for new assets.
- Able to manage multiple projects/tasks simultaneously.
- Strong interest in multi-family product types that JPI develops - market rate, workforce, affordable, build-to-rent.
- Able to evaluate a property's competitive strengths and weaknesses.
- Other duties as assigned.
- Bachelor's degree in Finance, Accounting, Economics, or business-related study.
- Incumbent should have at least 4-6 years prior experience within the Multifamily Asset Management arena and have strong Excel/financial modeling skills.
- Merchant Build Developer / Lease-Up experience preferred.
- Understanding of real estate capital (debt and equity) is also required.
