Summary:
The primary focus of the position is to strategically lead and execute comprehensive marketing initiatives that drive brand awareness, resident acquisition, and retention. By leveraging your deep understanding of the local market dynamics and industry trends, the Marketing Manager will develop and implement innovative marketing strategies to effectively position Spaulding Group as the premier choice for multifamily housing solutions.
This role requires a creative and analytical mindset, exceptional leadership capabilities, and a proven record of successfully executing results-oriented marketing campaigns. The Marketing Manager will collaborate with cross-functional teams, including property management, leasing, and corporate, to achieve business objectives, foster strong relationships with vendor partners, and consistently deliver outstanding marketing performance across the portfolio. The Marketing Manager plays a critical role in driving revenue growth, enhancing brand reputation, and maximizing resident satisfaction for Spaulding Group’s portfolio of properties.
Responsibilities and Expectations:
- Develop and implement comprehensive marketing strategies
- Create and execute marketing plans specific to each property that align with company goals.
- Assist in marketing budgeting for properties.
- Conduct market research to identify target audiences, trends, and competition, and educate/empower onsite management teams to do the same.
- Use data-driven insights to create and maintain innovative marketing campaigns that position Spaulding Group as the top choice for multifamily housing.
- Collaborate with teams to align marketing efforts with leasing, and property management.
- Responsible for property takeover/onboarding process; ensuring all marketing-related tasks are prepared to launch on day of takeover, including website, paid digital, social media accounts, ILS advertising, print media and signage.
- Assist with new Property Technology tests and deployments.
- Creates 30- and 60-day marketing action plans for properties that are at risk of dipping below budgeted occupancy and/or not meeting renewal targets.
• Drive brand awareness and reputation:
- Increase property brand recognition through targeted advertising, public relations, and digital marketing initiatives.
- Oversee the creation and execution of compelling marketing materials, website content, social media campaigns, and email marketing.
- Ensure consistent branding across all marketing channels and compliance with brand guidelines.
- Monitor online reputation and implement strategies to improve customer sentiment and engagement, including Google review response.
- Full responsibility for digital media including HD photos, Matterport tours, floorplans and website.
- Create marketing events in conjunction with property management teams to retain currents residents and drive more traffic.
- Create temporary and permanent property signage as required per brand standards.
• Resident acquisition and retention:
- Develop and implement resident acquisition strategies to attract qualified leads and achieve occupancy goals.
- Collaborate with property management teams to enhance resident experience and satisfaction, driving resident retention.
- Analyze market data and resident feedback to identify opportunities for improving resident retention rates and overall customer satisfaction.
- Implement resident referral programs and incentives to drive resident referrals and promote positive word-of-mouth marketing.
- Conduct annual resident surveys.
• Marketing performance analysis and reporting:
- Facilitate and monitor all required and/or budgeted marketing-related, promotional, and advertising platforms for optimal integration, appropriate usage by intended Spaulding team members, and overall performance.
- Assist with informal education/coaching of Spaulding marketing platforms for onsite team members and constituents as needed.
- Assist in communicating significant updates and platform changes as they occur.
- Monitor key performance indicators (KPIs) to evaluate the effectiveness of marketing campaigns and initiatives via RealPage, reporting from Lead Management software, and any other Spaulding-approved platform.
- Analyze data, generate reports, and present findings to senior management to support strategic decision-making.
- Continuously optimize marketing strategies based on data insights and industry best practices.
- Oversees completion of monthly marketing audits; ensuring ILS, photos, lead tracking, website, concessions, and paid ad copy is up to date.

- Function as an advocate of company, policies, and directives.
- Close collaboration with Centralized Operations, Regionals and site teams.
- Assist with local events and meetings, including job fairs and local apartment association activities.
