Job Summary
The General Construction Superintendent at Matrix Construction Services works directly with the site team and assists in supervising all facets of assigned capital general construction projects, including but not limited to project management and execution, client communication, and project closeouts. The Superintendent will also be responsible for on-site staff management and management and implementation of all company policies and safety procedures. This role will oversee project activities within the assigned geographic service locations of the Company. The expected schedule for this position is Monday through Friday, 8:00 am to 5:00 pm with the possibility of evening and weekend work as required to meet company and client deadlines.
Duties & Responsibilities
- Proficient at managing multiple projects and managing employees.
- Proficient in reading, troubleshooting, and following Architectural, Structural, Civil Engineering, Landscaping, Electrical, HVAC, Plumbing, Fire Sprinkler plan sets.
- Proficiency in building project schedules for all facets of construction, i.e. multi-family, residential, commercial, land development work.
- Directly accountable for managing assigned projects to ensure completion of all deliverables.
- Regularly performs risk assessment and analysis to all aspects of assigned projects.
- Review and monitor internal and trade partner planning, pricing, scheduling, and coordination of the technical and management aspects on assigned projects.
- Identify and communicate project delays and appropriate solutions.
- Manage and meet permit and code requirements for each project following managing authority guidelines.
- Participate in sourcing, qualifying, and coordinating contracts for subcontract labor.
- Participate in sourcing, qualifying, and coordinating contracts for suppliers.
- Able to identify staffing needs and collaborate with VP of Construction.
- Monitor construction schedules and react accordingly to maintain completion schedules.
- Review and follow budgets and subcontracts on assigned projects.
- Responsible for quality assurance inspections and holding the trade partners accountable for a high-quality standard.
- Manage projects to verify subcontractor quality control, work performance, and schedule compliance.
- Collect all subcontract purchase orders, schedule of values and change-orders.
- Responsible for the proper execution of company systems, policies, and procedures. Including but not limited to; RFIs, Budgets, Estimates, Safety Program, Submittals, Schedules, Warranty Issues, Project Permitting, Forecasts, Buy Out, Subcontractor Agreements and Due Diligence.
- Provides clear and professional communications to project staff, clients, and supervisors.
- Ensures that all field level daily reports and accurate time tracking logs are per company policy (verbal, written, and electronic)
- Assists Construction Administration Team with subcontractor documents including the pre-qualification.
- Ensures quality control meets company and client expectations.
- Serves as a “point of contact” with clients on project related issues.
- Resolves disputes and conflicts related to projects and Clients.
- Maintains regular contact with all project Clients and strives to keep Client satisfaction at high levels.
- Keeps extensive and independent contact with vendor’s representatives and project field personnel.
- Participate in bid walks, pre-construction meetings, and other meetings as required for the success of the projects.
- Working knowledge to evaluate all general construction employees and subcontractors in all scope-related work and punch items.
Qualifications
- High School degree or equivalent.
- Exceptional organization.
- Multi-family experience/Apartment construction.
- Familiar with Outlook, Excel, Word, Power Point & Smartsheet software.
- Valid Driver’s License.
- Reliable Transportation.
- OSHA 30 preferred.
- Maintains all tools to safely perform the required scope of work.
- Maintains company provided vehicle in clean condition, coordinates all preventative maintenance and repairs, and reports any maintenance or wear concerns.
- Ability to communicate effectively with internal and external partners, including residents of apartment dwellings.
- General trade level skill set relative to assigned scope.
- Proficiency with a computer and/or tablet device.
- Bi-lingual is a plus.
- Comfortable learning and adapting to new software programs.
- High level of organizational skills.
Physical & Other Requirements
- Physical : The employee may occasionally lift and/or move up to eighty (80) pounds. While performing the duties of this job, the employee is regularly required to walk, sit, climb stairs, use hands and arms, talk, or hear, drive a vehicle, and use basic office electronics (computer, telephone). Be able to walk stairs and scaffolding in a safe and focused manner.
