Senior Property Manager is responsible for property management operations and leasing support for Fred Hutch Cancer Center's Real Estate portfolio (2.4+ M Sq Ft), including owned and leased: office space, laboratory space (clinical and research), outpatient clinical space, patient housing, and inpatient hospital space. This position requires the ability to build and maintain relationships with end users, tenants, and Fred Hutch leadership; manage multiple vendor relationships both as the direct customer and as a tenant in leased spaces; develop and maintain best practices in healthcare and academic research environments (including regulatory compliance); and respond to emergent situations as part of an on call rotation.

This position is based on site on the South Lake Union campus, with travel as needed to other locations in the portfolio. This role will have the opportunity to work partially at our campus and remotely.

Responsibilities

  • Responsible for the lease portfolio both as a tenant and a landlord, ensuring communications are tracked, legal obligations are met, and lease documents are drafted and reviewed by the appropriate partners.
  • Develop and maintain property condition assessments for leased facilities and patient housing that feed the annual operating and capital budgeting process. Ensuring that multi-year plans are in place, in alignment with real estate strategy, to maximize the effectiveness of Fred Hutch facilities assets, as noted above, and ensure fiscally responsible decisions.
  • Build and maintain vendor relationships, including running competitive bids and ensuring vendor compliance with agreed upon service level agreements.
  • Manages staff and vendors responsible for Environmental Services (janitorial, pest control, waste streams, landscaping) for the Real Estate portfolio.
  • Manages staff and vendors responsible for daily maintenance and operations of leased facilities, including coordination of multiple vendors on small projects.
  • Partner with Fred Hutch Engineering department and leadership to effectively and efficiently maintain and operate owned buildings.
  • Develop and maintain relationship with internal and external partners (end users, leadership, property management, tenant(s) representatives, etc.).
  • Other duties as assigned.

Qualifications

Minimum Qualification:

  • Bachelor's degree in business, real estate, or related field OR equivalent combination of education and experience.
  • 7+ years' experience in commercial property management.
  • Solid understanding of commercial real estate including accounting practices, leases, and landlord/property management/tenant/owner relationships.
  • Ability to be a team player and excel in cross-functional collaboration.
  • Ability to plan, manage, and carry out a variety of projects.
  • Ability to write, summarize, and present data in clear and concise reports.

The annual base salary range for this position is from $107,536 to $169,956, and pay offered will be based on experience and qualifications.
