The Maintenance Director is responsible for overseeing all Maintenance Associates (MAs) and day-to-day maintenance activities across all stores. This role ensures that all maintenance operations run smoothly and efficiently while maintaining the highest standards of safety and quality. Reporting into the EVP, Operations, you will also manage national vendor relationships to optimize maintenance expenses and ensure top service quality.

WHAT WILL YOU DO?

  • Supervise and provide direction to all Maintenance Associates (MAs) across various properties.
  • Oversee the day-to-day maintenance operations, including scheduling, task assignment, and resource allocation.
  • Work with Operations leaders to develop and implement maintenance policies and procedures.
  • Implement preventive maintenance programs to minimize downtime and reduce repair costs.
  • Ensure safe work practices are in place and adhered to amongst the team.
  • Prepare and present regular reports on maintenance activities, expenses, and performance metrics.
  • Manage emergency maintenance situations effectively and efficiently.
  • Conduct regular inspections of properties to ensure maintenance standards are met.
  • Ensure compliance with all regulatory requirements and company policies.
  • Monitor and control maintenance budgets, ensuring cost-effectiveness and efficiency.
  • Maintain accurate records of maintenance work, inspections, and repairs.
  • Work closely with national vendor accounts to negotiate contracts and optimize maintenance operational expenses.
  • Review and approve vendor invoices and ensure timely payment.
  • Develop and maintain strong relationships with vendors and service providers.

WHAT WILL YOU NEED?

  • Minimum of 5-8 years of experience in maintenance management, preferably within the property management or real estate industry.
  • Proven experience in managing large teams and multiple properties.
  • Strong leadership and team management skills.
  • Ability to analyze and optimize maintenance operations and expenses.
  • Excellent organizational and time-management abilities.
  • Strong problem-solving skills and attention to detail.
  • Effective communication and interpersonal skills.
  • Proficiency in maintenance management software and tools.
  • Bachelor’s degree in Facilities Management, Engineering, Business Administration, or a related field.
