Job Requirements / Description

Responsibilities:

  • Develop and implement strategic plans for the maintenance and operation of all company properties to ensure they meet regulatory requirements and uphold company standards.
  • Create and implement Key Performance Indicators (KPIs) to measure the effectiveness of maintenance and operational strategies, focusing on asset preservation and operational efficiency.
  • Review KPIs on a weekly, monthly, and quarterly basis to ensure assets are meeting company benchmarks, making adjustments as necessary to achieve desired outcomes.
  • Create, organize, and manage 5-year Capital Expenditure (CapEx) plans for all properties, ensuring these plans align with company goals and remain updated and on schedule.
  • Collaborate with Asset Management to adjust CapEx plans as needed, ensuring that all updates are communicated and implemented effectively.
  • Collaborate with Directors of Operations to ensure S2 standards are met in regard to the maintenance, repair, and improvement of all physical assets, including buildings, grounds, and amenities.
  • Collaborate with Directors of Operations in managing the facilities budget, forecasting expenses, and identifying cost-saving opportunities without compromising quality.
  • Lead, mentor, and develop a Lead Maintenance team, ensuring they have the necessary training and resources to perform their duties effectively.
  • Implement preventive maintenance programs to minimize downtime and reduce repair costs, with a specific focus on preserving the long-term value of company assets.
  • Champion company culture and continuously improve employee engagement
  • Ensure compliance with all relevant regulations, codes, and safety standards, including OSHA and EPA guidelines.
  • Coordinate with external vendors and contractors for specialized services and projects, including procurement of necessary materials and services.
  • Negotiate contracts with vendors and service providers to ensure favorable terms and pricing.
  • Develop and maintain relationships with suppliers to ensure timely delivery of materials and services.
  • Implement sustainability initiatives to reduce energy consumption and environmental impact.
  • Collaborate with property managers and other stakeholders to address resident concerns and maintain high levels of resident satisfaction.
  • Bi-annually Inspect properties to assess maintenance needs and ensure compliance with company standards.
  • Maintain operations and response plans for issues such as asbestos, lead, and mold.
  • Assist in maintaining an on-call list for critical, time-sensitive vendor functions.
  • Assist in preparing for extreme weather events.

Physical Requirements:

  • Mobility:
    • Possesses the ability to move freely including walking, climbing stairs, ladders, and navigating various terrains.
    • Physical agility to inspect different areas of the properties
  • Lifting and Carrying:
    • Capable of lifting and carrying objects weighing up to 50 lbs., such as tools, equipment, and supplies.
    • Ability to transport and set up maintenance-related materials as needed.
  • Manual Dexterity:
    • Proficient use of hands and fingers to operate tools and equipment necessary for maintenance tasks.
    • Skilled in performing fine motor activities related to repairs and installations.
  • Overall Physical Health:
    • Ability to withstand prolonged periods of standing, kneeling, crouching, and bending.
    • Ability to withstand prolonged periods of sitting and working at a desk.
    • Ability to withstand prolonged use of a computer.

Qualifications:

  • Bachelor's degree in Facilities Management, Engineering, Business Administration, or a related field (preferred).
  • Minimum of 5 years of experience in facilities management, preferably in the multifamily industry.
  • EPA and CPO certified.
  • Strong leadership skills with the ability to motivate and develop teams.
  • Excellent communication and interpersonal skills.
  • Proven ability to manage budgets and resources effectively.
  • In-depth knowledge of building systems, maintenance practices, and regulatory requirements.
  • Familiarity with property management software and tools.
  • Strong problem-solving abilities and attention to detail.
  • Ability to prioritize and multitask in a fast-paced environment.
  • Relevant certifications (e.g., Certified Facility Manager, Certified Property Manager) are a plus.
