Job Overview

The Facilities Manager will oversee the daily operations of a condominium community in McLean, VA. This is a full-time, hands-on, 40 hour per week position. This position works directly with residents of the property, staff, and vendors.

Responsibilities

  1. Collaborate with contractors, vendors, Management, and the Board of Directors.
  2. Technical supervision and monitoring of maintenance and engineering teams, planning construction projects, and budgetary and reserve study allocations.
  3. Oversee and lead engineering staff; help oversee Maintenance Supervisor. Professional development of staff to include training, continuing education, and mentoring.
  4. Conduct regular inspections to continually evaluate the physical condition of buildings, equipment, and grounds.
  5. Proactively initiate work orders, cost estimates of labor and material, and set scheduled dates for repairs and/or preventative maintenance.
  6. Implement schedules for special projects, improvements, and daily routines with regular status updates to Management and/or the Board of Directors.
  7. Input, planning and design for capital/special projects.
  8. Draft comprehensive requests for proposals for repairs and improvements and see projects through from bidding to project completion.
  9. Respond and coordinate on a 24/7 basis to emergency situations involving critical system failures at the property.
  10. Review and ensure that all work tickets are being adequately addressed in a timely manner.
  11. Promote cohesion between maintenance, engineering and management offices.
  12. Take the lead on project oversight, quality control and construction administration, to the extent possible.
  13. Provide detailed weekly updates for the Board of Directors and a monthly FM report for monthly Board meetings.
  14. Hands-on approach with work orders.

Requirements

  1. Extensive knowledge in building maintenance programs and engineering facilities.
  2. Extensive experience in building operations and systems including HVAC, mechanical, plumbing, carpentry, fire systems, and electrical.
  3. Knowledge of county and state licensing and permit requirements and building code guidelines.
  4. Experience with large scale capital project management.
  5. Ability to communicate tactfully and effectively with staff, residents, Board of Directors, and vendors.
  6. Ability to evaluate and prioritize areas of work to create a proactive project schedule.
  7. Ability to lead and develop a team.
  8. Ability to identify, solve, and prevent root and systematic issues.
  9. Must be flexible to meet the needs of the residents and client.
  10. Must be able to utilize computer and related software systems effectively.
  11. Must be hands-on with assisting with closing out tickets.
