About the Role

The primary goal of this position is to oversee and manage all Tenant Improvement (TI) and Capital Improvement projects across Triten’s national Industrial, IOS, and Commercial portfolio. This person will report to the Senior Construction Manager, Chris Oropeza, and will engage with the acquisitions team, development and construction team, and asset and property management teams. Triten has market heads or “Principals” covering each market region that are responsible for sourcing new Industrial and IOS development and acquisitions opportunities within their designated regions. In this role the Assistant Construction Manager will be responsible for assisting with acquisition due diligence and budgeting efforts and the eventual execution of the property’s physical repositioning plan. In addition, this role will be responsible for managing all portfolio capital improvement and tenant improvement projects related to assets owned and managed by Triten across all commercial, mixed-use, and industrial / IOS property types. This individual is expected to be able to handle multiple projects concurrently, possess strong communication and organizations skills, and ability to execute projects at a high level while adhering to project schedules and budgets. This role will be supported by senior leadership within the Construction Team, including the Chief Construction officer and Senior Construction Manager, and their collective experience and expertise.


Key Responsibilities


Due Diligence / Acquisitions Scope & Budgeting

  • Manage property condition due diligence efforts and prepare detailed budget and schedule estimates to be utilized by the Acquisition and Construction teams for pro-forma projections and feasibility analysis.
  • Coordinate property condition reports and interpret project capital needs working with the Senior Construction manager to establish capital budgets, permit schedules, and construction schedules.
  • Implement and maintain “best practices” and cost “benchmarking” for efficient pricing estimates utilized by the acquisitions team for initial feasibility assessments.


Preconstruction

  • Manage project Pre-Development process and “quarterback” between market Principals, Development and Construction, Asset and Property Management, and/or Tenant and the associated design teams.
  • Assist the Senior Construction Manager with applicable site and development due diligence activities such as civil and geotechnical studies, permits, site plan coordination, project pre- development / development budgets and project schedules.
  • Assist the Senior Construction Manager with the procurement of design teams and consultant selections and assist the Chief Construction Officer and Senior Construction Manager with contracting and contract coordination.
  • Coordinate with Senior Construction Manager, stakeholders / tenant, the Architect and the other consultants in the development and refinement of the plans and specifications of the project.
  • Manage the design teams and design process to deliver a design and project budget consistent with the investment plan and/or tenant goal and timelines.
  • Assist Chief Construction Officer and Senior Construction Manager in procurement of contractor teams including bid solicitations, negotiations, and contracting with general and sub-contracting firms.
  • Coordinate with Chief Construction Officer and Senior Construction Manager on Project hard cost budgets, schedules, project specs, scope, and drawing QA/QC during Pre-Development.
  • Work with Principal / Property and Asset Management to help coordinate updates to the investment plan, with primary responsibility of the project budget and schedule execution.
  • Obtain all permits and approvals required to commence and complete construction in accordance with all applicable codes, laws, and regulations applicable to the Project.
  • Develop and finalize project execution schedule and detailed project budget for the Investment Plan or Tenant Improvement plan.


Construction

  • Own Project execution in accordance with the approved Investment Plan and deliver on Project schedule and budget.
  • Exercise general management of the Project and coordinate with the tenants, construction teams, Architects and consultants.
  • Assist the Senior Construction Manager in the administration of the Construction Contract during construction, closeout and final payment to the general or sub-contractor. Ensure the Contractor diligently pursues construction in accordance with the Plans and Specifications and the terms of the Construction Contract.
  • Manage project review and approval of project submittals in accordance with the project intent, functionality, design, and leasing goals.
  • Manage Construction Draws / RFI’S/ PCO & CO processing in a timely manner and in accordance with contract requirements.
  • Manage project reporting and necessary stakeholder approvals in accordance with the Construction Services Agreement.
  • Ensure open and effective communication with all project team members.
  • Manage owner FF&E procurement and installation.
  • Diligently pursue Substantial Completion of the project by the Target Completion Date.


Following Substantial Completion

  • Assist the Senior Construction Manager in the correction and completion of the punch list work. Manage the Architect in conducting final inspections.
  • Manage project closeout, building start up, and coordinate building turnover with facilities/property management.
  • Upon completion of the contractor’s scope of work, assist the Chief Construction Officer and review the contractor’s final application for payment with the Architect and forward the final application for payment to Owner or Tenant with your recommendation.
  • Maintain communications of project status with key stakeholders.

Education and Experience:

  • Bachelor’s or higher degree, with preference in Construction Management
  • At least 2 years of experience in construction or related field, preference in project management and / or tenant improvement experience.
