A successful Real Estate Developer company in Middleburg, VA is actively searching for a Director of Real Estate & Development to run this division. The ideal Director will have experience in managing existing retail properties, negotiating purchase agreements, and the development of newly acquired properties.

Job Duties:

1. Site Selection
2. Identifying premium sites, quality rather than quantity
3. Researching & evaluating sites identified by owner
4. Negotiate purchase & sale agreements
5. Permitting
6. Zoning, engineering & site plans
7. Site plan approval
8. Architectural
9. Design & construction documents
10. Budgeting, development & leasing
11. Lease Negotiations
12. Marketing and finding quality tenants
13. Negotiate acceptable lease renewals
14. Lease Management for all leases
15. Common Area Maintenance
16. Monitoring & correcting all defaults
17. Tenant requests/demands
18. Landlord requests/demands
19. Lease enforcement; including monitoring rent payments, insurance requirements, utility payments, tax payments, cam payments, and all other lease provisions.
20. Property Management

Requirements:

1. At least 10 years work experience in development of commercial retail
2. Lease negotiating
3. Permitting/Construction
4. Property management
5. Positive attitude
6. Bachelor's Degree preferred
