The Role
Brookfield Properties is seeking a Vice President of Asset Management for Midwest markets including but not limited to Chicago, Cleveland, Indianapolis, Columbus, Cincinnati, and Memphis based in Chicago, IL, and will report directly to Ryan Soule, Vice President, Asset Management – Central Region. The position requires a high degree of energy, enthusiasm, real estate knowledge, and professionalism. Experience in industrial asset management is required of the position; including but not limited to active asset management, lease negotiation and underwriting, oversight of tenant improvements, hold/sell analysis and execution of dispositions, portfolio valuation/reforecasting, assisting in the underwriting of potential acquisitions and developments, in addition to other responsibilities outlined below. Given the geographic profile of the Midwest Region, the position requires regular travel to the coverage markets as well as to conferences and team events.
Primary Responsibilities:

Utilize VTS Leasing/Portfolio Management Software to stay current with:
Pipeline of leasing prospects
Status of lease expirations
Condition/marketability of all vacant and expiring suites
Create value through active asset management and relationship development efforts for the Midwest Region
Select, manage and motivate landlord leasing agents for all assets
Direct leasing process including underwriting and analysis, negotiation, review and approval of lease documents and Tenant financial statements
Proactively address issues of tenant credit and surety, bankruptcies and ensure successful collection of past due receivables
Cultivate and maintain positive direct and indirect (via 3rd party property management) tenant relations
Oversee property management function including facility management and brand standard enforcement
Direct tenant improvements and other capital projects via internal Capital Projects resources and/or third-party property management
Work with Financial Planning and Analysis Team on:
Creation, delivery, and monitoring of periodic income reforecasts and performance against Business Plan
Reviewing cash flow projections for return analyses, adequate loan coverage, capital improvement projects, and distributions to ownership
Coordinate with Logistics senior management and Brookfield fund management to identify, recommend, and execute dispositions of individual assets and sub-portfolios in the Midwest Region
Review and analyze timing for dispositions; perform hold/sell analyses; complete the asset/portfolio disposition process
Secondary Responsibilities:
Operate as a player-coach to develop junior team members skillsets within the Midwest and broader Central Region
Cultivate and maintain a network of relationships with industrial brokers in Midwest markets
Communicate and coordinate information requests with Brookfield fund ownership and Logistics management
Work with Lease Administration, Operations and Legal to ensure compliance with governance issues as documents are executed
Support, review, and provide recommendations on External and Internal Portfolio valuations
Support Brookfield Capital Markets team as needed to successfully complete development or construction financing as well as other portfolio financing efforts
Deliver periodic quantitative and qualitative reporting to senior management
Assist acquisition/development pursuits by providing feedback around positioning of potential acquisitions, providing live market leasing assumptions and construction pricing guidance
Advance operational initiatives at property level: ESG, Health and Safety, Security, Branding
Other customary duties as needed
Skills and Qualifications:
Undergraduate degree in Real Estate, Finance or Business; MBA in Real Estate and/or Finance preferred
Seven to ten years of work experience in commercial real estate and investment analysis
Broad network, and experience in Midwest markets including Chicago strongly preferred
Effective communication and presentation skills
Ability to work under pressure and meet deadlines
Ability to effectively manage multiple projects simultaneously with minimal supervision
Strong analytical skills
Effective problem-solving skills
Strong relationship building skills
Proficiency in applicable software including Argus, Yardi, and Microsoft Office. VTS a plus
