Job Requirements / Description

As Junior Land Director you will oversee the development of residential lots, while maintaining open lines of communication with the development team and builders.

Duties/Responsibilities:

  1. Managing the full entitlement process starting when we have land under contract and a project is assigned
  2. Collecting and analyzing due diligence
  3. Ensuring all documents and relevant notes are uploaded to Builder Trend
  4. Working with Civil Engineer to manage any issues that arise and keep projects moving forward in a timely manner while focusing on obtaining permits
  5. Attend any necessary entitlement meetings (Hearings, Planning Commission, etc.)
  6. Secure construction bids for projects
  7. Maintain communication with GC and visit sites as necessary to document progress once construction has begun
  8. Complete the respective task checklist for the Platting process
  9. Meet weekly with Chief Operating Officer to report on progress and problem solve
  10. Attend Monthly All Hands Meeting
  11. Respond to all email and phone communications in a timely manner, both internally and externally
  12. Monthly and quarterly project reporting internally consolidated to investors
  13. All other duties as assigned

Required Skills/Abilities:

  1. Knowledge of local, state and federal permitting processes and techniques, geotechnical engineering practices, land planning, civil engineering and architectural design processes, codes and regulations pertaining to land development and construction
  2. Skilled at negotiation
  3. Proficiency in Microsoft Office
  4. Excellent written and oral communication skills, ability to work in a dynamic team environment with positive team-oriented attitude
  5. Ability to manage time effectively and meet deadlines

Education and Experience:

  1. Bachelor’s Degree or 4 years’ experience in a related field

Physical Requirements:

  1. Must be able to lift and carry or otherwise move up to 50 pounds occasionally
  2. Must be able to wear personal protective gear occasionally
  3. Constantly operates a computer and other office productivity machinery, such as a calculator, copy machine, and computer printer
  4. Be comfortable with working in both indoor and outdoor settings frequently
