Day In The Life
- Acts as the knowledge expert on local market intelligence, including understanding customer demographics and preferences, market trends, key neighborhoods characteristics, competitive data, and pricing to ensure TJH is delivering the appropriate product and offerings.
- Oversees the entire selling process including Pre-Sale, Spec (BUY), BUY and BUILD or organic BUILD, Role will also include oversight of signage, open houses, collateral, coverage, and capturing, tracking, and contacting of prospects.
- Develops strong relationships with the most influential Brokers in the market, incorporating them into the preferred homebuilding network.
- Supports the Sales team to work with Operations in moving prospects through the sales cycle ensuring product offerings meet customer needs to include lot/plan fit, product selection, pricing, design collections, and timing.
- Supports and works directly with the Experience team to ensure every prospect and client receive a differentiated experience by following the plan, communicating effectively, responding to questions, and making every interaction a magic moment.
- Works closely with the Corporate Sales Team to develop the right training, strategies, dashboards, and tools to achieve business plan by coaching and managing overall performance and results.
- Partners with the Corporate Marketing team to develop the right tools, selling support materials, collateral, and campaigns that align with the market needs.
- Partners with the Asset Management (acquisitions) team to support the purchase of new acquisitions and determine back end sales price to accelerate the selling cycle to move assets off the balance sheet.
- Works closely with the corporate sales team to provide the division sales staff with ongoing and intensive coaching, training, and feedback on observed performance.
- Monitors and analyzes sales pipeline, business ratios and sales activities of each sale team member.
- Manages the contract process to ensure accurate and timely contracts.
- Collaborates with other members of the leadership team in developing sales forecasts in line with the overall business plan.
- Submits sales activity and other reports, as needed/requested.
- Ensures accuracy and integrity of sales data maintained in Salesforce system. Takes ownership of the sale numbers for the division.
- Minimum Bachelor’s Degree or equivalent
- Active Real Estate License
- Valid Driver’s License
- Minimum of five (5) years of sales experience in the homebuilding industry with at least three (3) years of experience in a Lead Sales or Sales Management role.
- Has an advanced comprehensive knowledge in homebuilding including an understanding of vertical construction process, building standards, jurisdictional requirements, land development basics on lot fit and plotting, and design package to evaluate what is a potential deal, obstacles to completing a deal, and knowing when to turn down a deal.
- Demonstrates the ability to model, train, and coach on how to build relationships, improve selling techniques, and how to overcome objections in selling.
- Uses market and selling knowledge to work with Division team to release products timed to create both scarcity and urgency.
