Our client is a fast-growing specialty retailer with 800+ retail locations globally including more than 180 corporately-owned and operated locations in California and Arizona. Additionally, our client has operations in the grocery, supply, and e-commerce industries.


Position Overview:

The Senior Real Estate Manager will be primarily responsible for helping to implement the Company’s new store opening plans by identifying and securing new sites that satisfy the Company’s real estate criteria and requirements. This will generally include liaising with the Company’s brokers to review targeted trade areas, identifying sites suitable for new stores, negotiating letters of intent and leases, and assisting in the documentation of leases. The Senior Real Estate Manager will assist with the administration of the Company’s portfolio of existing leases including lease renewal decisions. The Senior Real Estate Manager will be expected to be familiar with general leasing and real estate concepts, creation of letters of intent and leases, and general concepts of landlord/tenant laws. The position will report to the Senior Director, Real Estate, Construction, and Facility Management.


Responsibilities:

  • Maintain and oversee the implementation of New Store Roll-Out Schedule
  • Interface with landlords, developers, real estate professionals, store operations and senior management to effectuate strategies
  • Engage brokers to help implement new store expansion strategy
  • Identify markets and trade areas for strategic store placements
  • Develop/utilize financial models and store operating pro formas
  • Draft and negotiate letters of intent, leases and related documents
  • Assist with the administration of the Company’s portfolio of existing leases, including lease renewals, property management matters and NNN expense control


Qualifications:

  • BA/BS degree or equivalent combination of education and experience
  • 6-8 years experience in a retail Real Estate Management capacity with at least 4 years of expansion strategy execution experience, preferably in a QSR environment with drive-thru operations.
  • Established industry relationships/network
  • Must be proficient in site analysis to include demographic profiling, collection and analysis of trade area data, traffic flow analysis and competition evaluation
  • Ability to analyze and calculate figures and amounts relating to real estate leases and related occupancy costs (e.g., taxes, insurance and common area costs)
  • Ability and experience in estimating retrofit and build out costs
  • Must possess advanced negotiation skills and the ability to verbally express thoughts in a logical, persuasive manner
  • Strong writing skills preferred
  • Proficient in Microsoft Office (Word, Excel, PowerPoint, and Outlook)
