The Senior Manager, Real Estate owns Sunrun’s nationwide portfolio of warehouses, distribution centers, sales offices, and corporate offices that facilitate the company’s ability to install solar on hundreds of thousands of homes across the country each year.

As the Senior Manager, Real Estate, you will create and execute Sunrun’s strategy for real estate to align with Sunrun’s business goals and workforce needs. This includes driving cross-functional collaboration, input, and buy-in, and managing external partners to execute on the strategy. This role involves strategic planning and forecasting to maximize operational efficiency and drive down costs, while also managing real estate transactions to optimize the company’s real estate portfolio. You will collaborate with internal stakeholders and external partners to ensure real estate strategies meet future business requirements and maintain company standards.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  1. Develop and implement real estate strategies that support the company’s long-term business objectives, including space planning and portfolio optimization.
  2. Analyze and forecast real estate needs, including space requirements and market trends, to anticipate and meet future business demands.
  3. Work cross-functionally with internal stakeholders to proactively build a human centered workplace experience that reflects Sunrun’s culture and values.
  4. Lead and manage real estate transactions, including lease negotiations, renewals, sublets, and acquisitions. Ensure alignment with strategic goals and financial parameters.
  5. Shepherd the real estate process from start to finish, from sourcing and site selection through lease execution, coordinating and collaborating with all parties and stakeholders.
  6. Evaluate and enhance the real estate portfolio to maximize value and efficiency, focusing on site selection, lease administration, and performance analysis.
  7. Perform qualitative and quantitative analysis including analyzing data, creating financial models, and conducting market and competitive research, synthesizing findings, developing a story and supporting materials to communicate recommendations to the leadership team.
  8. Work closely with internal teams and external partners to ensure real estate strategies align with business needs and company standards.
  9. Conduct market analysis and provide insights and recommendations for strategic real estate decisions.
  10. Develop and manage real estate budgets, track expenditures, and ensure financial goals are met.
  11. Manage on-going budgeting and accounts payable processes to ensure timely payment of rents and operational expenditures.
  12. Remain current on market conditions in new and existing regions including economic dynamics, demographics, and the competitive landscape across each.

REQUIREMENTS (EDUCATION, EXPERIENCE, CERTIFICATIONS, AND OTHER SKILLS)

  1. Minimum of 8 years of relevant experience in real estate management, with a focus on strategic planning, analysis, and transaction management.
  2. Proven ability to develop and execute real estate strategies, with expertise in forecasting and market analysis.
  3. Demonstrated success in negotiating lease agreements and managing real estate transactions.
  4. Strong analytical skills with the ability to assess market trends, financial data, and portfolio performance.
  5. Effective at working with internal stakeholders and external partners, with high emotional intelligence and strategic insight.
  6. Excellent verbal and written communication skills, with the ability to present complex real estate strategies clearly.
  7. Solid understanding of real estate financial principles, including budgeting, forecasting, and financial analysis.
  8. Familiarity with relevant real estate regulations and compliance requirements.

PHYSICAL DEMANDS

  1. Ability to operate office equipment including computers and determine accuracy of work.
  2. Ability to interact with co-workers and participate in meetings.
  3. Ability to travel to regional sites via air and ground transportation.

Starting salary/wage for this opportunity:

$103,221.56 to $137,628.75

Other rewards may include annual bonus eligibility, which is based on company and individual performance, short and long term incentives, and program-specific awards.
