Position Salary Range: $80,000 to $100,000 DOE

Paid time off:

  • An accrual of 80 hours Vacation
  • Up to 6 paid sick days per year. (varies based on state sick leave laws)

Job Summary:

Vaughn Bay Construction is seeking an Asset Manager to oversee property operations for properties up to 250 units.

Responsibilities:

  • Act as liaison between ownership and property management.
  • Direct oversight of property operations including budgets, business plans and financial reporting.
  • Review monthly property management/financial reports and identify operational and financial issues and address these issues accordingly.
  • Review and approve property-related matters including cap ex, lease assignments/subleases, rent increases, real estate tax appeals, tenant defaults and capital improvement projects.
  • Conduct annual real estate tax, service contract and utility analysis.
  • Assist in adherence with loan documents, tenant lease agreements, partnership operating agreements and service contracts.
  • Perform routine inspections on general facilities of the client office to ensure office facilities and equipment, including security systems, are operating at optimum levels.
  • Interface with contractors and consultants for capital improvement projects.
  • Help design and document asset management processes and procedures.

Qualifications:

  • Multifamily management company experience overseeing properties that range from 6 to 250 units.
  • Experience with Washington State Housing Finance Commission, LIHTC experience preferred.
  • Financial modeling skills, including thorough understanding of structuring cash flow models, IRR analysis, discounted cash flow valuations, bond financing, profit distribution waterfalls and property-level cash analysis.
  • Ability to prioritize, multi-task and manage conflicting deadlines in a fast-paced environment is critical to success; time management skills essential.
  • Exceptional communication, interpersonal, analytical, writing and organizational skills.
  • Self-motivated, resourceful and proactive, both with respect to managing workload and professional development.
  • Strong MS Office (especially Excel) required.
  • Experience with Yardi and RealPage preferred.
