Advocates for Human Potential, Inc. (AHP) is seeking a Deputy Director- Real Estate Operations who desires to make a difference in the world and work on programs/projects that improve the health and welfare of people and communities. The Deputy Director- Real Estate Operations will help oversee California state grant programs monitoring and reporting on over $9B in grant funds dedicated to Real Estate Development for Behavioral Health Infrastructure and other initiatives.

In this pivotal real estate operations management role, you will collaborate as a Deputy Director with an entrepreneurial and risk management lens, working closely with a several small leadership teams to ensure compliance, optimize grant utilization, and enhance the effectiveness of our real estate development operations and oversights. The ideal candidate will possess a strong background in real estate development & construction, exceptional organizational abilities, and expertise in team communication dynamics.

About the Position

This is a remote position. However, the candidate must work in either the Pacific or Mountain time zones. California residents preferred.

The Deputy Real Estate Operations Director will engage in activities including, but not limited to the following:

Leadership

  • Collaborate with leadership team to develop and implement strategic plans and daily operations for effective grant funds utilization, monitoring, reporting, and project execution.
  • In conjunction with the Director- Real Estate Operations, provide oversight and accountability for all aspects of program oversight.
  • Foster effective communication across teams, promoting collaboration and ensuring alignment with organizational goals.
  • Mentor and guide team members in best practices for real estate project management and grants administration.
  • Engage as a representative of AHP to support subcontractors in fulfilling their roles and responsibilities.

Administrative

  • Support the Director- Real Estate Operations in daily oversight of the AHP Real Estate Team within AHP's Center for Training, Technical Assistance and Consulting (CTTAC)

Data Management

  • Manage the Monitoring and Reporting of California state grants programs for Behavioral Health, homelessness, and residential treatment centers, related to several hundred individual real estate development projects across the state of CA ensuring compliance with all relevant regulatory requirements.
  • Analyze project data and prepare comprehensive reports for stakeholders, highlighting key performance indicators and grant utilization metrics.
  • Support assigned staff in developing standard operating procedures, monitoring and evaluating program performance, and conducting quality control.

Training and Technical Assistance

  • Leverage Real Estate Team and relationships across the business unit to support optimal preparation and delivery of webinars, learning collaboratives, and other training and TA pieces for specific rounds, or project objectives.
  • Support staff across the organization in creating and delivering individualized training and TA plans around Real Estate Development and Construction topics.

Project Management

  • Oversee project management activities for the AHP Real Estate Dept, ensuring timely completion of deliverables while maintaining high-quality standards.
  • Utilize advanced spreadsheet skills to track budgets, timelines, and project milestones, providing insights and recommendations for improvement.
  • Provide oversight and management of the assigned project, including workplans, deliverables, and resource management, typically overseeing operations or program staff who manage the details of such plans, in conjunction with finance and accounting staff.
  • Provide oversight and guidance to assigned operations staff.
  • Develop and manage project budgets, including invoice approval.
  • Oversee Deltek planning, review, and analysis for multiple projects or a high-strategic-impact project, ensuring that resources are used to their highest and best ability.

Knowledge Skills and Abilities:

Candidates with the following knowledge and traits are encouraged to apply:

  • High-level understanding of project management best practices and the Project Management Body of Knowledge (PMBOK) that would be typically gained through 5-7 years of managing large-scale projects.
  • Ability to make decisions confidently given information and input of relevant stakeholders.
  • Ability to manage rapid shifts in strategic priorities of the funder or other client while maintaining program vision and ability to accomplish deliverables.
  • Independent, innovative, deep, and creative thought leadership around the area of Real Estate Development and Construction and operational project structure.
  • Strong leadership and management skills with direct reports as well as leadership with external stakeholders.
  • Excellent professional communication, both verbally and in writing, with the skill to use professional self differentially dependent on the audience and convey the need for this differential use of self to others.
  • Superior personal initiative, self-management, organization, and skill in conveying such initiative to peers and direct reports.
  • High-level skill with Microsoft Office suite and spreadsheet management, as well as experience with facilitating meetings on virtual platforms such as Teams and Zoom.

Education and Training

Candidates for this position are preferred to possess a master’s degree in business administration, or an equivalent advanced degree in a related real estate field.

The Deputy Director-Real Estate Operations will have seven (7) or more years of highly complex applicable work experience with a proven track record of successfully managing remote projects across cross-functional teams.

Salary Range: $120,000 - $140,000

AHP, to be transparent with applicants about salary and in compliance with various state pay disclosure requirements, publishes the following information, which is current as of the posting date. The base salary range above represents the low and high end of the AHP salary range for this position. Actual salaries will vary and may be high or low in the range based on various factors, including but not limited to location, experience, and education. The range listed is just one component of AHP’s total employee compensation package.
