Project Superintendent
Serves as the lead superintendent on a project having responsibility for the work of assigned subcontractors or construction disciplines. Provides field project team leadership and has overall and bottom-line responsibility for field aspects of the project. Capable as the lead superintendent on a $5M - $15M project.
Minimum Qualifications:
- Undergraduate degree in construction management, construction engineering, or a related degree; or comparable work experience and construction trade competency.
- OSHA 30 Certification
- Stormwater Management Certification based on region
- USACE CQM Certification
Duties and Responsibilities:
Safety
The Project Superintendent is the chief of safety on the jobsite. They strive for, create, and maintain a job site environment and foster a team attitude that enables everyone on the job to go home safely each day.
- Sets the tone for Project Safety
- Implements and enforces the HPM and project specific safety plans
- Ensures all operations have a current hazard analysis
- Leads periodic safety walks
- Mentors field staff on safety culture and protocols
- Competent Person qualifications based on scope and responsibility
- Proactively places a high priority on safety at all times and asserts that priority whenever and wherever needed
- Ensures all personnel comply with project procedures, safety programs, work rules, etc.
- Documents all violations and recommends/implements corrective actions
Quality
The Project Superintendent is responsible for ensuring the field work on the project is in compliance with the most current drawings and specifications.
- Ensures that HPM is building work in compliance with all contract documents
- Ensures the maintenance of record documents such as testing and inspections, progress photographs, etc.
- Leads weekly coordination meetings
- Leads walk-through inspections and is respectful of hold points
- Mentors field staff to develop work plans for operations
Compliance
Leads the implementation and enforcement of HPM and project specific stormwater management plans and other environmental controls.
- Implements and enforces all established HPM policies and procedures
- Supervises the performance of other project specific compliance requirements
- Ensures proper completion of all field administration including daily reports, quantity reporting and tracking, time sheets, accounting, field purchase records, progress photographs, concrete logs, and subcontractor and coordination meeting minutes
- Ensures timely scheduling of testing and inspections required to maintain efficient workflows
- Supervises the establishment of exterior‐interior grade and working lines for contractors or crafts from control set by others
- Communicates project compliance to the crews
Scheduling
The Project Superintendent is responsible for driving the project schedule, ensuring that work is scheduled, planned, and organized in a way that yields maximum productivity.
- Leads the development of the project schedule and daily/weekly/monthly schedule updates
- Leads weekly schedule update meetings
- Drives the project schedules in the field to ensure work is executed accordingly
- Provides detailed construction schedule development during preconstruction
- Comprehensive understanding of CPM scheduling and resource allocation
- Establishes and implements Play of the Day process (POD)
Project Administration
- Responsible for as‐built documentation on site
- Has direct responsibility for conformance with the contract documents for complete project
- Responsible for field communication
- Ensures completion of daily reporting
Cost Control
- Understands cost, is a steward of the project budget, and makes mindful spending decisions
- Performs tasks related to the collection and analysis of cost data required to monitor project budgets and progress
- Understands production rates and how they affect cost and schedule
- Supervises procurement of field purchased materials
- Performs cost coding activities for time sheets and field purchased materials
- Understands HPM's project cost accounting system and participates in cost projections
- Manages equipment costs
- Focuses on production and work improvement to drive profit
Procurement/Tracking
- Coordinate with project team on procurement of long lead items in accordance with the project schedule
- Clearly communicates purchasing needs with the proper office personnel
Field Execution
Provides leadership and oversees total construction effort to ensure project is constructed in accordance with design, budget, and schedule.
- Reads and is familiar with all construction and contract documents, and changes, including:
- Plans, project manual, all specifications, and geotechnical reports
- Subcontracts, material contracts, submittals, and shop drawings for assigned disciplines
- Attends and assists in preparatory and preconstruction meetings for assigned disciplines
- Plans and executes work such that issues are recognized in advance to allow for timely resolution
- Assists in writing and communicating RFI's when required
- Evaluates and resolves dimensional and other field problems
- Leads field team for all aspects of self-performed work and coordination of subcontractor work
- Proactively identifies hurdles for field execution to mitigate cost or schedule impacts
- Establishes site logistics, access, and material storage and security plan for the project
- Responsible for project mobilization, site organization and construction methodology
- Develops and maintains professional relationships with project owner, design professionals, and trade partners
- Ensures the defect prevention, quality control, and quality assurance plans are executed and documented in the field
- Supervises and coordinates all subcontractors to ensure compliance with their subcontracts
- Ensures timely completion of punch list
- Supports warranty efforts as required on completed projects
Contract Administration
- Familiar with the contract drawings, specifications, shop drawings, and submittals to ensure compliance of work
- Recognizes and reports to the onsite supervisor and changes in site conditions based on contract documents
- Evaluates all changes for their impact on the project schedule and estimated costs
- Assists with development of subcontract scopes, participates in subcontractor buyout, and responsible for enforcement of work scopes in the field
People Development
- Promotes among HPM's project team, constructive working relationships and a firm‐but‐fair approach with the project owner, design professionals, and trade partners
- Provides direct management and oversight, performance evaluation and feedback, training, and career development support of direct reports including all field staff
