Job Requirements / Description

Working within the framework of Vista Prairie Communities’ values of Caring, Respect, Collaboration, Innovation, and Stewardship, the VP of Sales & Marketing is responsible for the organization’s development and execution of strategic marketing and outreach to achieve monthly and annual occupancy and sales objectives.

KEY ACCOUNTABILITIES

  1. Possess a deep knowledge of external market areas and the ability to develop visionary strategic sales plans.
  2. Ensure that all communities are meeting or exceeding occupancy goals.
  3. Work in collaboration with the community Executive Director and Sales and Marketing Manager to identify, develop, and execute strategic marketing and outreach plans necessary to achieve monthly and annual occupancy and sales objectives.
  4. Conduct and evaluate competitive market analyses. Determine market positioning, pricing recommendations, and product differentiation.
  5. Coach community teams using the PROPRIETARY SALES SYSTEM to ensure they have the necessary skills and training to expertly manage their database, build relationships, and increase their conversion ratios - this may include modeling sales calls, role-playing, and mock tours.
  6. Monitor CRM to ensure efficient and consistent prospect follow-up and accurate, timely, and thorough database management/upkeep.
  7. Create and maintain a favorable brand image of Vista Prairie and its communities through an effective online reputation management strategy.
  8. Develop and implement Social Media campaigns, optimize SEO, and manage analytic data reporting.
  9. Monitor community marketing budgets monthly comparing results with forecasts.
  10. Analyze metrics and reporting tools to monitor occupancy, lead quality, outreach efforts, and other indicators of sales effectiveness regularly to evaluate site sales performance against goals. Implement correction plans against substantial occupancy shortfalls.
  11. Identify all marketing collateral and promotional needs, and ensure it is professionally branded and follows all required Fair Housing and regulatory standards.
  12. Assist the community Executive Director in hiring, training, and ensuring the success of the onsite sales and marketing team.
  13. Actively engage in industry networking and manage public relations.
  14. Participate actively with the Executive Team in developing, implementing, and managing the organizational strategic plan and annual performance goals accomplishment.
  15. Support and uplift the Aspire Lifestyle Model to honor residents and enhance their quality of life.
