Leadership
- Ultimately responsible for the success of the Project the individual is working on.
- Lead a Preconstruction Team for any project at any stage of documents.
- Develop a Responsibilities Matrix and Project Execution Plan for every project the estimator is leading
- Must be prepared to participate and often lead the preparation and presentation of cost / budget information to the customer/owner.
- Participating and Leading in RFP Responses, interviews, and client proposal efforts
- Ability to engage and develop business with new and existing customers.
- Ability to lead the preparation and presentation of cost / budget information to the customer/owner.
- Creates Preconstruction Projects in Cosential and CMIC, Creates and Manages CMIC Preconstruction Budgets
- Handling the project from first estimate all the way through subcontracts being formalized.
- Can participate in any role within the Precon Group - from ITB to GMP to Procurement from Concept Estimate to 100% Documents.
- Ability to look beyond the information that has been given, to ask the right questions and work to provide a complete project cost evaluation.
- Must be a collaborative and passionate advocate for our customers, empowering and informing them throughout the project.
- Must be aggressive in providing innovative solutions to complex issues as they arise related to cost, lead-times, trade partners, and/or specified products or materials.
- Ability to make reliable predictions as it relates to cost and be comfortable estimating across all scopes of work.
- Detailed cost estimates and cost studies from concept through 100% construction documents
- Develop and present variance summaries from estimate to estimate.
- Develop and present Value Engineering strategies for all types of projects.
- Ability to assemble and present a complete estimate package that clearly communicates project cost.
- Collaborate with project team to establish the necessary staffing and project requirements.
- Knowledge and understanding of unit costs and the factors that affect construction cost for every trade package across all core markets.
- Prepare detailed instructions to bidders, develop bid lists, set up DPR Bid Documents during the bid period
- Develop Attachment 2 Scopes of work for all bid packages
- Develop and complete Tally Sheets / Scope Sheets for GMPs and Hard Bids.
- Understands, develops, analyzes proper Code 51 & 52 for every project.
- Responsible for developing Hard Bid and GMP submissions complete - Executive Summary, Detailed GMP, Clarifications, Tally Sheets, Backup, etc.
- Has deep relationships with numerous Trade Partners
- Manages and participates in the entire bidding process: soliciting bids, communicating with the bidders, evaluating subcontractor proposals, using bid tally sheets, etc.
- Manages and participates in the entire procurement process: finalizing Attachment 2s, Subcontracting Procedures, providing FOC and Project Team with applicable information to issue a Subcontract
- Is an expert on Prequalification and capable of selecting Trade Partners based on their Prequalification.
- Negotiate Scope of Work terms and conditions within the Attachment 2
- Develops and submits subcontractor award recommendations to customer/owner
- Must be familiar with reviewing construction contracts and can identify key insurance and damages clauses.
- Ability to lead and facilitate value engineering sessions with the project team and design team.
- Is a key participant with leadership experience involved in request for proposal responses (RFP's) and the formal presentation for a project.
- Has an understanding of the market and current conditions
- Has metrics for scopes of work and core markets to analyze all levels of estimates.
- Reviews MSRs on a monthly basis for the major projects
- Can lead, manage and motivate project teams during the preconstruction phase of a project.
- Host career development and performance discussions with the Estimators and Estimating Assistants assigned to them.
