JOB DESCRIPTION and RESPONSIBILITIES

The Director, Operations is responsible for providing overall leadership to the property management team and related real estate services for multiple assigned clients across a regional property portfolio. This position requires strong leadership, effective decision-making, and sound real estate management experience. Director, Operations reports directly to the Operations Service Line Leader. Specific responsibilities include:

  • Provide overall leadership for a regional property portfolio (approx. 4 million +/- SF) including team leadership, operational best practices, risk management, issue resolution, client retention, and new business expansion.
  • Lead and mentor a team of operations managers, senior property manager(s), property manager(s), property management assistants, and facility maintenance personnel in a manner that embodies commitment to excellence and a service-first mindset.
  • Develop and implement staffing plans to recruit, retain and develop a best-in-class team ensuring a high level of client / tenant satisfaction and scalability to support future growth.
  • Coach team members to meet or exceed annual client, property and corporate objectives. Strategize, plan, direct, and communicate actions required.
  • Maintain a strong working knowledge of all portfolio operations, financials, policies, procedures and systems to ensure effective property management service delivery.
  • Collaborate with the team to review and approve annual operating and capital budgets, monthly/quarterly reports, ensuring a timely and accurate completion and communication with respective clients.
  • Assist team to provide capital investment recommendations relative to client for asset preservation, revenue enhancement, and marketing improvements to assets.
  • Direct the implementation and maintenance of comprehensive risk management practices including but not limited to vendor and tenant insurance obligations, building life safety and security measures, and proactive incident/accident prevention and reporting.
  • Continually maintain, review, analyze, update and clarify operating policies and procedures consistent with industry standards and best practices.
  • Utilize team training and development platform to support individual skill development in alignment with organizational policies, procedures, and technologies. Support expansion of training platform content, team utilization, and other team training initiatives.
  • Oversee team adoption of and adherence to operational guidelines, policies, and procedures.
  • Contribute to the effective team management of all property issues and proactively identify improvement opportunities.
  • Provide back-up support for property management team for property-related activities such as call coverage, tenant events, property tours, etc.
  • Track and document RTG’s value contribution and cost savings by client / property.
  • Assist and/or lead Business Development efforts alongside the RTG Senior Leadership Team.
  • Develop transition plans and lead onboarding efforts for new clients / portfolios.

EDUCATION AND EXPERIENCE

  • Bachelor's or Master’s Degree in Business, Real Estate, Finance, Engineering or other related field preferred.
  • Minimum of 15 years of commercial property management experience with at least seven (7) years of experience supervising large teams.
  • Advanced knowledge of commercial real estate industry and resources. Healthcare real estate experience is strongly preferred.
  • Competence with Yardi Property Management Software or similar property management, financial reporting, and work order systems. Other basic software including Microsoft Office, with emphasis on Excel.
  • Real estate license required and relevant designation/accreditation such as CPM, RPA, and CCIM preferred.

ALLOCATION OF TIME

  • Portfolio/Client/Team Supervision – 70%
  • Business Client Development – 15%
  • RTG Corporate – Admin, CE, SL Planning, Training, Recruiting, Charity – 10%
  • Industry & Other/Professional Organizations – 5%

Overnight travel may be required up to 20%.
