Our rapidly growing company seeks an eager and hard-working professional to join our team as the Director of Building Automation Division. This exciting career opportunity is a leadership role within the Company to oversee, manage and provide operational, managerial and administrative support within the BAS departments. This role is expected to operate independently, set priorities, and resolve competing needs to provide timely information and solve problems.


Responsibilities and Duties:


  • Oversee, manage and direct the Building Automation System Division and Teams. Overseeing projects from concept to completion.
  • Provide sales and engineering support activities and input on vendor/partners selection, scope enhancements, value engineering, risk assessment etc. as needed while ensuring there is clear communication with the client, CQS team and other management personnel.
  • Oversee BAS Project and Engineering Managers in the accurate development and management of project documentation including but not limited to RFI’s, submittals, change orders, estimates.
  • Determine resource levels to attain schedule milestones and monitor workforce levels to ensure conformance with the construction plan. Hire, retain, and manage CQS BAS staff in compliance with contract deliverables, budget, and timeline.
  • Oversee management of the effective utilization of Conquest labor assets.
  • Supervise, train, mentor, BAS team members (Engineers, Programmers, Technicians, Electricians) responsible for fulfilling client requests and maintaining customer satisfaction.
  • Oversee negotiation of contracts with vendors, contractors and others to achieve profitable agreements.
  • Analyze current processes, personnel, and materials to identify methods for reducing costs. Optimize and ensure adherence of all BAS team personnel to CQS Standard Operating Procedures (SOP).
  • Support BAS sales department to self-perform development of BAS estimates and pricing proposals. Provide training to other assigned CQS personnel to perform BAS estimating and proposal tasks.
  • Evaluate BAS division progress and prepare internal and external detailed reports pertaining to job status and team performance. Provide timely reports updating management on costs, performance, schedule, and any issues associated with each active project. Provide monthly reporting of project financial status and participate in the Project Managers monthly project backlog reviews.
  • Assist in the creation and implementation of innovative methodologies, process improvements, and corrective action plans to continually streamline and improve BAS project operations, outcomes, and quality.
  • Identify and investigate repeat issues, processes, and tasks and establish systems and solutions that ensure efficiency within the BAS division execution.
  • Update the CQS leadership on department issues, attend departmental meetings, and produce required reports.
  • Effectively communicate the status of assigned projects to CQS management as required and provide monthly forecasts of revenue, costs, and gross margin for the PC execution.
  • Foster and maintain good working relationships with CQS employees, clients, subcontractors, and vendors.
  • Ensure compliance with state, local and federal legal requirements.
  • Ensure CQS business is conducted with the highest ethical standards.
  • Champion and drive the Safety Program for the BAS division and subcontractors at all levels. Ensure adherence of all BAS division personnel to all health and safety standards and report issues.
  • Perform other duties as assigned by leadership.

Job Qualifications:


  • Minimum of 8 - 10 years work controls related experience in estimating, project management, design and engineering.
  • Bachelor’s Degree from a US accredited four-year college or university or related field of study preferred, however not required with qualifying years of BAS controls related experience.
  • Demonstrate extensive knowledge of control theory, automatic temperature controls (ATC), Building Automation Systems (BAS) and other building MEP systems.
  • Proven experience as an estimator and project manager, preferably in the controls field.
  • Demonstrate extensive knowledge of specification and design drawing review for control and mechanical applications as well as industry standards and best practices.
  • Demonstrate extensive experience with multiple BAS vendor software and hardware.
  • In-depth understanding of BAS construction procedures and material and project management principles.
  • Knowledge of IP-based networks and various building automation communication protocols and systems preferred. Such protocols and systems include Niagara Tridium, BACnet, Native BACnet, LonWorks, Modbus.
  • Proficient in working with others to plan, conduct, and report work efforts.
  • Must work independently with little or no supervision while providing guidance to other team members.
  • Proven supervisory and talent development skills.
  • Must have a thorough understanding and ability to read controls documents, including specifications, schematics, change orders, and submittals.
  • Possesses the ability to explain technical information to technical and non-technical people.
  • Advanced understanding of risk management policies and procedures.
  • Experience managing/overseeing budgets for BAS controls projects.
  • Strong knowledge of controls materials, processes and equipment.
  • Outstanding communication and negotiation skills.
  • Excellent organizational and time-management skills.
  • Experience interacting with subcontractors and other vendors.
  • Must possess a high level of ownership, enthusiasm, and a collaborative, professional temperament.
  • Must be open and flexible, take initiative and operate effectively with little oversight.
  • Ability to manage and prioritize a busy workload.
  • Ability to handle sensitive and/or confidential information.
