Appraisers produce fair and equitable property assessments for real estate taxation, providing the critical and foundational values needed for analysis and evaluation. While representing Anoka County, this role also serves to educate and inform, while leaving positive public impressions. This full-time, non-exempt, on-site position with potential for flexible/hybrid scheduling upon completion of probationary period. Interviews will take place the week of August 25th, 2024, for those selected to move forward in the hiring process. Pay & Benefits Salary: $60,819.20 to $85,113.60 ($29.24 to $40.92 per hour) 2024 Anoka County Salary Schedule Grade 32. $60,819.20 to $85,113.60 ($25.97 to $40.92 per hour). 24 days of paid flexible time off and up to 12.5 paid holidays. Work Location This position will work at Anoka County Government Center, located at 2100 3rd Ave, Anoka, MN 55303. Expected work hours are Monday - Friday 8:00 a.m. - 4:30 p.m. with the possibility of flexible/hybrid scheduling upon completion of probationary period. Job Duties and Responsibilities These examples are not all inclusive and are intended to be illustrative of primary responsibilities of an Anoka County Appraiser. Examine and evaluate property to establish a fair market value for taxation. Perform on-site inspections to determine condition of property. View and inspect all parcels of property in assigned assessment districts to determine any changes from prior assessment. Verify property classification and land type breakdown to ensure accuracy. Provide information to property owners relating to assessment law, procedures of valuation, homesteading and classification. Monitor trends of surrounding properties. Provide leadership, coaching, and/or mentoring to a subordinate group as assigned. Qualifications and Requirements: Minimum Knowledge, Skills, and Abilities Needed Requires a bachelor's degree and at least 2 years of job-related experience In lieu of the required education, an equivalent combination of education and experience may be substituted on a year-for-year basis Successfully pass driver's license background check Preferred Knowledge, Skills, and Abilities Needed Degree in Business, Mathematics, Public Administration, Real Estate or Statistics Possess or able to obtain within twenty-four months of hire a Certified Minnesota Assessor (CMA) license Possess or able to obtain within 5 years of hire an Accredited Minnesota Assessor (AMA) license. Licensed Real Property Appraiser, C rtified Residential Real Property Appraiser, or a comparable license/certificate Strong verbal and written communication skills Physical Demands and Work Conditions Standard office environment, and various county work sites both indoor and outdoor, including unfinished structures, construction areas, rough terrain, and changing weather conditions depending on assignment Work activities may require contact with uncooperative, angry, and sometimes hostile clients depending on assignment Vision abilities required by this job include close vision, distance vision, and the ability to adjust focus, such as to work on computers. Ability to see colors, shades and brightness Hearing abilities required for general and phone communication, signals, and machine sounds Ability to detect, discern, and tolerate a wide range of scents required for safety and performance of essential duties Cognitive abilities required include problem solving, prioritization of tasks, short- and long-term memory, interpreting and understanding written documents, and general mathematical skills Assignments require several hours of varied physical activity in addition to viewing a computer screen, sitting at a desk, or walking/standing Physical activity may include repeated bending, stooping, reaching, twisting, walking on sloped or uneven terrain, and handling/carrying equipment Regular lifting of 0-25 lbs., occasional lifting of up to 75 lbs.
